RECANATI RESIDENCE belongs to a category that buyers often describe too loosely as a new project. The route from the street to the lobby can be walked. A buyer can test light, noise, privacy, elevator service and the condition of a particular apartment instead of trying to infer them from a rendering.

That changes the nature of the decision. In an off-plan purchase, the buyer spends much of the review on planning status, construction security, specifications, milestones and delivery risk. In a completed project, those questions do not disappear, but the centre of gravity moves. The critical file is the specific apartment. Who owns or has authority to sell it? Is it a remaining developer unit, a resale from an original owner, or a resale from an earlier purchaser? What is registered? Which plan forms part of the agreement? The verified project scale is clear. There are 198 apartments in three buildings. The current official presentation uses 16 floors. The official page also says there are more than 15 metres between the buildings and three underground parking levels. These are project-level facts. They do not establish the size, floor, outlook, parking allocation or storage rights of an apartment being offered today.

The distinction matters because the old development program was divided between replacement homes and homes intended for developer marketing. Regulatory material records 96 replacement apartments for the former owners and 102 units allocated to developer sales. That history does not tell a buyer who the current seller is. The words immediate occupancy are useful context, not a complete contractual answer.

The project's long history is relevant because buyers will encounter different names and numbers in older material. Ashdar was the historic development brand. In February 2025, it became Ashtrom Residences. The company states that this was a name change rather than a change to the legal entity or activity. Older plans, reports, advertisements and agreements may therefore say Ashdar. Current material says Ashtrom Residences. A sound legal review traces the exact entity and its authority rather than assuming that a brand label is enough.

Floor counts can also look inconsistent. Current official project material and the 2023 regulatory report use 16 floors. A buyer should use the exact entrance and apartment identification from the current transaction documents.

Ramat Aviv Gimel is part of north Tel Aviv's established residential fabric. This is not a newly planned district where the street network, landscaping and daily services exist mainly in future drawings. The buyer can inspect the real approach to the building and observe how the immediate area works on a weekday morning, in the afternoon and after dark. That direct evidence is one of the strongest advantages of considering a completed apartment.

Beit Tzuri Garden is the nearest named public-space anchor in the official project description. Adjacency to a garden can be attractive, but it is not a single uniform benefit. A garden-facing apartment may receive a more open outlook. It may also experience voices, play activity, lighting or maintenance at certain hours. An apartment facing inward, toward the street or toward another building will have a different balance of privacy and sound. The word garden should lead to a site visit, not to a blanket premium.

The spacing of more than 15 metres between the buildings is another project-level design fact. It suggests that the site plan was intended to create separation within the complex. It does not guarantee an unobstructed view or complete privacy from every room. The result depends on the apartment's height, exact angle, window position, balcony depth, neighbouring facade and any mature landscaping. The legal relationship and remedies differ. The project name alone does not answer them.

A practical document checklist for a serious candidate includes seller identification and authority, current title or rights extract, cadastral or company-registration material where applicable, original and current sale documents, the signed apartment plan, parking and storage plans, municipal file checks, tax and charge clearance requirements, building-management records, possession status and a list of included fixtures. A lawyer should tailor the list to the registration stage and seller type.

Add actual-condition inspection, occupied-building accounts, seller-specific authority, existing management obligations and the exact possession mechanism. The strongest feature of a completed apartment is verifiability. Use it. Sit in each main room. Measure furniture walls. Check mobile reception and internet options. Run taps and showers where permitted. Test shutters, windows and air conditioning. Ride the lift at a busy hour. Walk from the parking space to the apartment carrying what you normally carry. A buyer should pay for the home that exists, not for the best version imagined from a brochure.

Chapter 4

Prices and estimates

No current official asking-price table was published on the inspected RECANATI RESIDENCE project page. No dated current unit schedule connects a price with an apartment number, area, floor, direction and rights. A responsible current price answer is therefore: obtain a fresh written offer for the exact unit. Any number copied from an old portal, historic campaign or undated sales message may no longer describe an available apartment.

The regulatory record does provide historical transaction context. It records one Building C sale in 2023 for a 237 sqm unit at NIS 14.083 million excluding VAT, equivalent in that filing to NIS 59,422 per sqm excluding VAT. This is a dated large-unit transaction, likely at the high end of the mix. It is not a current asking price. It is not an average for 3-room, 4-room or 5-room apartments. It is not directly comparable unless the subject unit has similar size, position, specification, rights, sale date and tax basis.

The current developer brand is Ashtrom Residences. Older project material uses Ashdar. Ashtrom announced on 12 February 2025 that Ashdar had changed its name to Ashtrom Residences and that the change did not alter the legal entity or its activity. That continuity helps explain why a buyer may see both names in the same project history.

Enav is the project partner identified in current project material. RECANATI RESIDENCE was developed by Ashtrom Residences, formerly Ashdar, together with Enav. Current ownership percentages are not established by the inspected sources. Historic reports and press descriptions can reflect different accounting or partnership language, while the buyer's task is to identify the actual seller and the entity responsible for each obligation in the proposed agreement.

Canaan Shenhav Architects is credited for the architecture. Dana Oberson is credited for the interior design of the common spaces. Those names explain the project team's published design attribution. They do not certify the condition of a specific apartment or common area in 2026. Design authorship and current maintenance are separate questions.

Developer reputation matters, but it is not a substitute for unit due diligence. A large group can offer organizational depth and a visible project history. The transaction may still involve a private resale, an affiliated company or a unit with apartment-specific issues. Read the seller line in the draft agreement. Verify signing authority. Construction may have been carried out within the broader Ashtrom group. The current seller could be one of several parties. The agreement must state who receives funds, transfers rights, gives representations and remains liable after possession.

If the offered unit is described as a remaining developer apartment, request direct evidence of current authority and inventory. Do not rely on an old project page or cached headline. If it is a resale, obtain the chain of documents and confirm whether the original registration has completed or what interim rights system applies. The same building can contain transactions with different legal mechanics.

For a buyer abroad, communication channels need structure. Decide who may give instructions, which documents require original signatures or notarization, whether a power of attorney is needed, how identity and anti-money-laundering checks will be completed, and how translations will be handled. A salesperson's convenience process should not determine legal authority.

Developer and project-team research is most valuable when it leads to concrete questions. Who is the seller? What exactly is sold? Which plan and specification apply? What has been completed? Which defects or obligations remain? How are parking and storage registered? When is possession delivered? What payments are due and to whom? Those answers matter more than a long corporate biography.

Chapter 6

Project stages

RECANATI RESIDENCE began as an urban-renewal plan for the historic Recanati 5-15 site. The statutory plan became effective in October 2012. It provided for the replacement of 96 older apartments with 198 homes in three buildings. The long path between planning and completion is part of the project's identity, but a current buyer is purchasing in the completed result, not joining the original renewal process.

Regulatory material separates the 198 apartments into 96 replacement homes and 102 homes allocated for developer marketing. That allocation explains the economics and resident mix of the original project. It does not establish current inventory. By 2026, apartments from either group may be owner-occupied, rented or resold. The current transaction type must be established from the seller's documents.

The 2023 annual report records completion of buildings 1 and 2 in March 2023 and building 3 in June 2023. This is stronger than repeating an earlier forecast. It provides a dated completion history for all three buildings. The current official project page now presents immediate occupancy, while Enav describes the project as occupied.

The practical current stage is unit selection and transaction verification. First obtain a dated unit identity, price and rights schedule. Then perform legal and physical checks. Next confirm financing and tax. Only after those stages should the buyer finalize negotiation and contract terms. The ready building allows these workstreams to use actual evidence.

An occupied project also has an operating history. Ask for real management accounts, lift and system service records, insurance, meeting minutes and any special assessment under discussion. Walk the shared property. Speak with residents where appropriate and respectful. Treat anecdotal comments as leads to verify, not as conclusive evidence.

The possession stage needs a detailed protocol even if the apartment is empty. Record condition, meter readings, keys, access devices, included fixtures and defects. The final stage is not merely receiving keys. It includes registration or the agreed interim rights process, transfer of parking and storage rights, insurance activation, management-company onboarding, municipal-account changes and closure of documented defects or retentions. Build these tasks into the transaction timetable.

Who RECANATI RESIDENCE suits

The project may suit a buyer who wants a completed apartment in an established north Tel Aviv neighborhood and prefers to inspect the real home before committing. It may appeal to households that value a multi-building complex, underground parking infrastructure and proximity to a named garden. It may also suit a buyer whose relocation timing makes an off-plan delivery window impractical.

It is not automatically right for every buyer seeking a luxury apartment in Tel Aviv. The public sources do not establish a current price, unit choice or apartment-specific view. The building scale and ongoing management may not suit someone seeking a small intimate block. A buyer who wants the sea immediately outside the building should not infer that experience from generic Tel Aviv marketing.

Families should evaluate the exact layout, room sizes, storage, lift journey, parking route and daily education logistics. A 4-room label alone does not tell whether the bedrooms fit the household. Garden adjacency may be a benefit for everyday outdoor access, but the exact route, crossing and supervision needs should be seen in person. School assignment must be verified for the current entrance and year.

Downsizers may value lifts, a completed environment and the ability to test accessibility. They should inspect the route from street and parking to the apartment, lift redundancy, threshold heights, bathroom layout, emergency arrangements and proximity to daily services. A modern building does not guarantee that a specific apartment fits mobility needs.

Buyers relocating to Israel may value the possibility of aligning possession with a real calendar instead of a construction estimate. They still need contingency. Bank onboarding, tax classification, funds transfers, notarization, shipping and renovations can affect the move. A current unit should be assessed together with a realistic arrival plan.

Remote buyers may find a completed project easier to verify than an off-plan one because the apartment and shared areas exist. That advantage is realized only through independent local inspection and a complete document file. Where is RECANATI RESIDENCE?

The current official project page places it in Ramat Aviv Gimel, Tel Aviv-Yafo, on the western side of Recanati Street beside Beit Tzuri Garden. The historic planning site is identified as Recanati 5-15. The present entrance number for each of the three completed buildings was not verified in the inspected current sources, so use the exact address in the apartment's transaction file.

Is the project in Neve Avivim?

No current first-party project source inspected for this guide identifies it that way. The official Ashtrom page uses Ramat Aviv Gimel. Neve Avivim appears to be a mix-up with separate nearby Ashtrom projects.

How many buildings and apartments are there?

The verified current project total is three buildings and 198 apartments. The current official source describes the buildings as 16 floors. An isolated contractor page displays 66 apartments, which is exactly one third of 198 and cannot be used as the project total.

What apartment types were published?

The official project page lists 3-room, 4-room and 5-room apartments, mini-penthouses and penthouses. It does not publish a current unit-by-unit schedule with areas, floors, directions or prices. Ask for a dated sheet for the apartment offered now.

Is RECANATI RESIDENCE complete?

Yes. The 2023 regulatory report records completion of buildings 1 and 2 in March 2023 and building 3 in June 2023. Enav says the project is occupied. Ashtrom currently presents immediate occupancy.

Does immediate occupancy mean I can receive keys at once?

Not by itself. It is a current project status. The actual possession date depends on the selected unit, seller, payment timetable, legal status, current occupancy and signed agreement. Obtain the proposed possession clause in writing.

What is the current price?

No current official price table was found on the inspected project page. Current price must be requested for a specific unit with its area, floor, rights and payment terms. An undated portal price should not be treated as a current developer offer.

Is there a reliable historic price reference?
