The official project site uses the VOGUE brand and the line "VOGUE Gindi Sde Dov Tel Aviv" [S01]. For a buyer searching in English, GINDI VOGUE Sde Dov is the clearest way to keep the project separate from GINDI TLV, other Gindi developments and other projects in the Sde Dov district. The shared word Gindi is not enough to transfer a price, apartment plan, amenity or timetable from one project to another.
The strongest public description comes from two Tel Aviv-Yafo municipal design decisions for lots 2255 and 2206 in the Center Sde Dov plan, TA/4444/1 [S03]. Together, the two schedules contain 708 planned homes. Lot 2255 contains 382 and lot 2206 contains 326. The arithmetic is simple, but its meaning matters: 708 is the combined planning total for two lots. It is not the number of apartments now available, the number covered by one sale contract or a promise that every home is being marketed on the same terms.
The plans contain nine structures. Four are towers: one at 45 floors and three at 20 floors. Five are lower or perimeter buildings at 5, 7, 9, 9 and 9 floors. This municipal schedule controls the project-level geometry. If a current offer uses a different commercial floor convention, the seller should explain it in writing and reconcile it with the permit and sale plan. Until then, the municipal figures are the reliable reference.

One project, two different lot programs
The two lots are part of one project presentation, but they are not interchangeable. Lot 2255 includes four structures and the main 45-floor tower. Lot 2206 includes five structures and two 20-floor towers. Their site areas, block and parcel references, street boundaries, unit totals and amenity locations differ. A buyer who receives only the words "GINDI VOGUE" has not yet received enough information to compare apartments.
The first request should identify the planning lot, building number, proposed apartment number, floor, direction and current seller. The next request should include a sale plan, area schedule, specification, proposed contract, payment schedule and the documents describing parking, storage, balcony and common-facility rights. A render or room-category table cannot perform those functions.
This distinction is especially important for a remote buyer. A polished presentation may make the development feel like one uniform product. The contracts may divide responsibilities, services, entrances, budgets and facilities by lot or building. No current official publication for this project established a building-permit number or issue date, a construction-start date, a contractual delivery date, a current binding apartment inventory or a complete total-price list. It also did not establish the current contracting seller for every apartment, a named lending bank or bank-accompaniment structure, the executing contractor, apartment-specific parking and storage rights, current management fees, a guaranteed view or a verified remote-signing service.
Those gaps should be stated plainly. They are not invitations to fill the page with estimates from another Sde Dov development. They define the questions that a serious buyer should send to the seller before relying on a marketing claim. Request the current project documents and ask which apartment information is available for review. Treat the response as the start of due diligence, not as proof on its own.
Location and surroundings
Sde Dov is a planned district, not a completed promise
GINDI VOGUE sits within the Center Sde Dov planning area in northwestern Tel Aviv. The municipality describes the wider Sde Dov district as a mixed-use plan for 16,000 homes, alongside business and leisure uses, public areas, a coastal park, squares, open space and transport and sustainability principles [S05]. This is meaningful urban context, but it is district planning context. It does not mean that every described service, park segment, square, school or transport connection is complete or operating when an apartment is purchased.
For a buyer comparing Tel Aviv neighborhoods, the Tel Aviv-Yafo city page can provide broader city and project context. The apartment decision still needs a route from the actual entrance, not from a district label. Ask where cars, pedestrians, deliveries, bicycles and guests enter. Check how the proposed building connects to streets while construction and public works continue around it.
The municipality also says infrastructure and preparatory work for the Green Line are being advanced in the district [S05]. That wording describes planned infrastructure. It does not establish an operating station, an opening date, a walking time from either GINDI VOGUE lot or a guaranteed effect on property value. A purchase should work with the transport network available at the relevant time. Future infrastructure can be monitored as a possible change, not priced as a certainty.
Lot 2255 location and identifiers
Lot 2255 is at the corner of the continuation of Einstein Street and Ibn Gabirol Street. The municipal design record describes plot 2005 to the north, Einstein Street to the south, Boulevard 7 to the east and Ibn Gabirol Street to the west [S03]. It identifies block 6634, parcel 204, and a design-plan area of 5.862 dunams.
These references are useful for planning and legal checks. They are not a postal address for an apartment. They also do not prove that an apartment will use the entrance a buyer imagines from a map. The sale documents should identify the building and access route, while a current official rights document should be ordered using the correct identifiers for the property and stage.
Lot 2206 location and identifiers
Lot 2206 lies one block south of lot 2255 along Ibn Gabirol. Its municipal boundaries are plot 2207 to the north, Boulevard 4 to the south, plots 207 and 2710 to the east and Ibn Gabirol Street to the west [S03]. The record identifies block 6900, parcel 23, and a design-plan area of 8.498 dunams.
The block and parcel for lot 2206 must not be used as though they describe all of GINDI VOGUE. Lot 2255 has different identifiers. No single street number was established by the municipal records as the address of the complete two-lot project. Until an official address assignment is available for the relevant building, use the lot, block, parcel and verified boundaries rather than repeating an unsupported address.
The coastline claim and the view question
The official project site publishes a distance of 250 metres from the coastline [S01]. That is a dated developer-site marketing claim captured on 5 August 2026. The accessible text does not define the starting point, chosen coastline point, pedestrian route, building entrance or measurement method. It therefore should not be rewritten as "first line to the sea," a guaranteed two-minute walk or a statement that every apartment has a sea view.
A sea view belongs to an exact opening in an exact apartment. It depends on lot, building, floor, direction, window position, balcony geometry, neighboring structures and later permitted development. Ask for a current plan with north marked, unzoomed images from each principal room and a continuous video that shows the room before moving to the window. Compare that evidence with surrounding planning information. A distant strip of water, a lateral glimpse and an open principal-room exposure are different products.
The same discipline applies to a future coastal park. A planned park may improve district life, but a district plan does not prove a private view or permanent openness. Price the apartment that the documents and inspection support, not an adjective attached to Sde Dov as a whole.
A location test for daily life
The right location test depends on the buyer. A relocating household may need routes to work, childcare, school, healthcare and daily shopping. A second-home owner may care about airport access, deliveries, security and maintenance during long absences. An investor needs to understand the likely tenant's practical route without assuming a rent premium.
Create a route sheet for the actual building. Include the walk to services that exist now, the drive at morning and evening peaks, the point where a taxi can stop and the route from parking to the apartment. Return at a different time to assess noise, light, wind and public works. Future streets and facilities should be placed in a separate column with their planning status and source.
Buildings and apartments
Lot 2255: four structures and 382 planned homes
The municipal design schedule for lot 2255 lists four buildings [S03]:

The lot schedule totals 382 planned homes. That total does not tell a buyer which homes are being sold, whether a combination or design change has occurred, or what the contractual area and room count of any offer will be. It is a planning baseline.
Lot 2206: five structures and 326 planned homes
The municipal design schedule for lot 2206 lists five buildings [S03]:

The lot schedule totals 326 planned homes. Added to the 382 on lot 2255, it produces the 708-home combined baseline. It does not produce a live unit selector. A sample plan, private listing or registration form must not be described as a current project apartment unless the seller identifies it and supplies current documents.
The planning area bands are not a sales inventory
Each municipal schedule classifies homes into planning bands: small homes from 30 to 60 square metres, medium homes from 61 to 85 square metres, and a larger category beginning at 86 square metres [S03]. These are design-plan classifications. They do not establish the room count, sale area, net usable area, contractual area or asking price of an apartment.
Area definitions deserve their own reconciliation table. For every number, ask which document produced it, what it includes and the date. A developer website may use an "equivalent area" for a marketing comparison. A municipal plan may use an area category for planning compliance. A sale plan and contract may define apartment, balcony, wall, storage and common areas differently. A government transaction record may present another standardized field. Comparing price per square metre is meaningful only after the denominator is understood.
An English-speaking buyer should not assume that an Israeli room count maps directly to a bedroom count used in another country. Ask for a room schedule and marked plan. Identify the living room, kitchen, bedrooms, protected space if applicable, bathrooms, circulation, utility area, balcony, terrace, internal storage and attached rights. The label on a search result is not a substitute for the plan.
Planned amenities are building-specific
The design plans locate particular common areas in particular buildings. On lot 2255, Building 8 has a shared pool and resident welfare areas planned on its roof, while Building 1 has a residents' club planned on floor 6 [S03]. On lot 2206, Building 5 has a planned upper-floor program including a pool, gym, relaxation and sports areas [S03]. The official marketing site also uses language about a pool, gym, sauna, work spaces and a residents' lounge [S01].
Those statements do not prove that every resident has identical access, that every rendered facility will appear in the final permit, that it will operate on a particular schedule or that its cost is included in one fee. The official site says buildings, public areas, amenities, images, dimensions, finishes and design suggestions are illustrative and subject to the final permit and sale documents [S01]. The contract and specification must therefore identify the promised facility, relevant building, access rights, operating structure and allocation of costs.
The plans also include ground-floor commercial uses and specified employment and public uses. Lot 2255 includes four kindergarten classrooms in Building 8 [S03]. That is a planned-use fact, not a promise that a particular kindergarten will open by a buyer's move-in date, accept a child or operate under a particular provider. District and building uses should be checked again when the purchase is considered.
A buyer's apartment file
Before comparing two offers, put both into the same data sheet:
- planning lot and municipal building number;
- current marketing or permit building name;
- proposed apartment number and contractual floor;
- room schedule and current sale plan;
- every area figure with its definition;
- direction and north mark;
- balcony or terrace area and rights;
- parking and storage identifiers and legal treatment;
- specification, finish choices and permitted changes;
- current total price, taxes, linkage, payment milestones and expiry;
- seller, contracting entity and signing authority;
- building-permit, security and bank-accompaniment documents;
- delivery clause and dependencies;
- management structure and expected charges;
- dated photographs, renders and a clear label for each.
The public sources do not provide this complete apartment file. That is why no apartment should be described here as currently available, facing a particular direction, including parking or storage, or enjoying a sea view. Those are not project-wide attributes.
Plans, renders and inspection
A design-plan drawing answers planning questions. A sale plan answers contractual layout questions. A marketing render communicates an idea. A completed-apartment inspection shows physical condition at a point in time. Mixing those four functions creates expensive misunderstandings.
When the seller supplies plans, check the document title, revision, date, building and apartment identifier. Compare dimensions, openings, columns, shafts, ceiling changes, balcony edges and service areas. Ask which elements may change under the contract and how a material change is communicated. If choices or upgrades are offered, obtain the price, deadline, supplier, warranty and effect on delivery in writing.

The official table is dated marketing information
The official project site displayed a VOGUE category table when it was captured on 5 August 2026 [S01]. The table used room categories, a field labelled "equivalent area" and a price per square metre. Its five visible rows were:

Every number in this table has the same boundary. It is a developer-site marketing point captured on one date. It is not an independent appraisal, a government-recorded transaction or a binding offer. The accessible table does not name an apartment, lot, building, floor, direction, balcony, parking space, storage unit, contractual area, payment schedule, indexation formula, total purchase price or validity period. The official site also warns that registration does not guarantee that the desired apartment is available or can be purchased [S01].
The phrase "equivalent area" needs clarification before any multiplication. A buyer should not assume that it is the contractual apartment area or the usable internal area. Multiplying NIS 62,000 by 59.7, for example, would create a mathematical result, but not a verified apartment price. The table does not establish what rights, outdoor areas, common components or adjustments sit behind that field. A written offer must identify the actual unit and define the area and inclusions.
The Gindi corporate project page separately states that mini-penthouses and penthouses start from NIS 65,000 per square metre [S02]. That is another category-specific marketing statement captured on 5 August 2026. It should not be applied to ordinary apartments or treated as a complete project price list.
The buyer-count claim is not inventory
The official project site stated both "more than 700 buyers" and "700 apartments already sold" when accessed on 5 August 2026 [S01]. These are dated developer marketing claims. Publicly accessible material did not provide an audited contract list, cancellations, the distribution between the two lots or a current unsold balance. The claims cannot tell a buyer which apartment is available now.
This distinction matters because the municipal total is 708 planned homes. It would be tempting to subtract a marketing claim of 700 from 708 and announce eight remaining apartments. That calculation would be unsupported. The two numbers come from different source functions and may use different definitions, dates and transaction stages. A registration, reservation, signed agreement and completed sale are not automatically the same event. Ask for a current written unit offer rather than deriving inventory from a slogan.
No independent project estimate is made here
There is no responsible basis in the verified public material for a fresh GINDI VOGUE average, range or forecast. An estimate would require an identified comparable set, consistent area definitions, dates, building and floor adjustments, direction and view evidence, specification, outdoor space, parking, storage, payment timing and transaction type. Those inputs are not available at project level.
The government real-estate database can be searched by map, free text, block and parcel, neighborhood and address [S08]. It is the correct starting point for reported transaction evidence, but not every nearby result is comparable. Sde Dov contains different projects, stages, products and rights. A transaction in the district does not become a GINDI VOGUE transaction because it appears near a map pin.
For a useful comparison, record the search date and exact filters. Confirm the property identifier, transaction date, area field, floor, building stage and whether parking, storage or outdoor space is reflected. Separate completed transactions from asking prices and developer marketing tables. If the database does not yet contain enough comparable new-project transactions, say so. Do not replace missing evidence with a broad district average.
Build the total acquisition budget
The apartment price is only one part of the buying decision. A working budget may include purchase tax, independent Israeli legal work, registration and document costs, technical review, valuation, financing expenses, bank transfer and currency costs, translations where genuinely required, specification upgrades, furniture, insurance, municipal charges, management charges and a reserve for changes or delays. The applicable items depend on the buyer and contract.
The following is a budgeting framework, not an estimate of GINDI VOGUE and not a binding calculation:
Total acquisition budget = written apartment price + buyer-specific purchase tax + verified transaction costs + finance costs + selected upgrades + initial ownership costs
Purchase tax depends on the law and the buyer's actual circumstances on the purchase date. The official Israel Tax Authority simulator uses transaction and buyer inputs [S07]. The purchase tax calculator can help organize an initial scenario, but no nationality, language, relocation plan or first-home description should be assumed. Confirm the position that applies when the transaction is signed.
If a mortgage is needed, obtain approval based on the buyer's real income, assets, liabilities, residence, property and source of funds. The Bank of Israel explains digital approval-in-principle requests and standardized information for comparing bank offers [S09]. It does not promise approval, an amount, a rate or a timetable for a particular buyer. The mortgage calculator can test payment scenarios, but the contract schedule should be accepted only after financing has been checked against the actual apartment and buyer.
Buying from abroad and currency risk
An overseas buyer should keep the contract budget in shekels and separately model the currency used for savings or income. Record the exchange-rate source and date for every scenario. A movement between reservation, contract and later installments can change the home-currency cost even when the shekel price does not change. Do not publish a fixed dollar, euro or sterling equivalent as though it were the project's price.
Remote preparation can reduce unnecessary travel. Ask for the complete apartment file, a live unedited video, current documents and a clear contact identity. An independent Israeli lawyer should verify the legal process and payment instructions. A technical professional can review the plan and specification. Do not assume that the project offers remote signing, English-language representation, foreign-buyer financing or currency-transfer assistance unless a current written service confirms it.
How to compare two written offers
Use one row per apartment and the same columns for both:

Do not let the lowest displayed price per square metre decide the comparison automatically. A larger equivalent-area figure, different payment timing or missing attached right can change the result. The goal is not to prove that one apartment is cheap or expensive before seeing the documents. It is to understand what the number buys.
The developer
Brand, planning applicant and seller are different questions
The official marketing presentation is associated with Gindi Holdings. The Kika Braz professional project page names Gindi Holdings as the client [S04]. The municipal design decisions name Gindi Israel 2010 as the developer or applicant for both lots [S03]. These are supported descriptions in different contexts.
Neither statement identifies the legal seller of every current apartment. The contracting entity, land rights, authority to sell, bank arrangements and contractual obligations must be identified in the proposed sale documents. A logo at the top of a page cannot replace the legal party section of the agreement.
The municipal record names Kika Braz as lead architect, Baha Milhem as landscape architect and Amy Metom as traffic consultant [S03]. The professional project page identifies VOGUE as project 669 in Sde Dov, Tel Aviv, with mixed uses, a 2025 year field and an "in planning" status [S04]. The municipal decision from January 2026 is the later and stronger source for the conditional design-approval milestone.
Questions for the contracting party
Before paying a reservation amount or signing a proposal, ask for the full legal name and company number of the seller, the document showing its rights or authority and the person authorized to sign. Confirm the payment account through an independent legal channel. Ask whether a payment is refundable, under what conditions and which document governs it.
For a new-project transaction, the contract package should explain the unit, specification, price, payment schedule, applicable linkage, security, changes, delivery, delay mechanism, registration process, management structure and attached rights. The buyer's lawyer must examine the actual documents.
Bank accompaniment and a named lender were not verified in the accessible official project material. Neither was an executing contractor. Do not infer those roles from the developer brand. Request current documents and check what protection applies to each payment before funds move.
Land and rights checks
The Ministry of Justice Land Registry service explains that an official extract can show registered owners, mortgages, liens, attachments, court orders, restrictions and the registration position as of the generation date [S06]. The correct extract depends on the property identifiers and registration structure. A condominium sub-parcel is not necessarily the apartment number used in marketing.
Because GINDI VOGUE spans two planning lots, the legal check should begin with the exact lot and building offered. The lawyer should identify the current rights document if a standard apartment extract is not yet available, trace the seller's authority and connect the promised apartment, parking, storage and other rights to the contract. A district plan proves neither current ownership nor a clean title.
The specification controls the product
The official site's images and amenity language describe a project vision, while its legal text says images, dimensions, public areas, buildings, facilities, finishes and design suggestions are illustrative and subject to the final permit and sale documents [S01]. The buyer should therefore read the specification line by line.
Ask which brands, performance standards or equivalent substitutions apply. Check glazing, shading, climate systems, electrical capacity, waterproofing, kitchen and bathroom scope, floor and wall finishes, balcony treatment, lifts, access control and common areas. If a feature matters enough to affect the buying decision, it should be identifiable in the contract package.
Project stages
Three dated facts define the current public stage
The project has several public status signals, and they must be read together:
- The Kika Braz page uses a 2025 year field and says the project is in planning [S04].
- On 21 January 2026, the Tel Aviv-Yafo local subcommittee approved the design plans for lots 2255 and 2206 subject to listed conditions [S03].
- On 5 August 2026, the Gindi corporate page placed the project in marketing, while the official project site's legal text still described the presentation as before receipt of a building permit [S01][S02].
This sequence supports a precise statement: the two design plans had conditional approval and the project was being marketed, but the official site still described the presentation as pre-permit on the capture date. It does not support a claim that a building permit had been issued, construction had started or a delivery date had been set.
Design approval is not a building permit
A design plan organizes buildings, uses, massing, access and other planning matters. Approval subject to conditions means the committee accepted the design plan with conditions and coordination requirements. A building permit is a later legal and technical milestone. Construction start is a physical milestone. Contractual delivery is governed by the sale agreement and its dependencies. These milestones should not be collapsed into a progress bar.
If the seller says the permit position has changed after 5 August 2026, request the permit number, issue date, scope and relevant drawings. Confirm whether it covers the offered building and whether later changes affect the apartment. A news item, site activity or sales representative's statement is not the permit itself.
A practical milestone checklist
Before contract, ask for a dated status pack covering:
- the approved plan and design decision for the correct lot;
- current building-permit application and issue status;
- the building and apartment sale plan revision;

Relocation and primary-home buyers
A primary-home buyer should test more than the marketing concept. Compare the proposed apartment's room distribution, storage, privacy, light, heat, lifts, access and outdoor space with the household's daily routine. No. The municipal design plans cover lots 2255 and 2206 and contain nine structures. They include one 45-floor tower, three 20-floor towers and five lower buildings at 5, 7, 9, 9 and 9 floors [S03].
How many apartments are planned?
The two municipal schedules total 708 planned homes: 382 on lot 2255 and 326 on lot 2206 [S03]. This is a planning total, not current sale inventory.
How many floors does the main tower have?
The approved municipal design schedule lists Building 1 on lot 2255 at 45 floors [S03]. Any different commercial convention should be explained and reconciled with the current permit and sale plan.

The design plans locate amenities in particular buildings. Lot 2255 places a shared pool and welfare areas on Building 8's roof and a residents' club in Building 1.
