The official site presents Levinstein, Metropolis and Mivne in the project section. It describes Metropolis as leading the residential arm of Allied Real Estate. This matters because historical reporting uses Allied rather than Metropolis when describing the land consortium. The names should not be piled together as four unrelated developers. A buyer must still identify the exact legal seller in the proposed agreement.

Architecture is credited to Galor Fishbein Architects. Tal Goldschmidt Fish is presented in connection with architecture and interior design. The official concept uses modern Bauhaus language and describes relatively low construction in relation to the surrounding district. That is a design position. It does not supply a current numerical building count or floor schedule.

The current official project text available on 5 August 2026 did not publish an exact building count. Why the building numbers conflict

A Globes report dated 27 August 2024 described a planning version for lot 110 with four buildings. It referred to two 16-storey volumes and two 9-storey buildings joined by a common wall. The report said the design-and-development plan was then one stage before a building permit and subject to conditions.

A later Mako report dated 28 January 2026 described the launch configuration differently. It reported two 15-storey towers with 66 apartments in each and one 7-storey building above a commercial floor. It also described an internal garden of about 3 dunams.

The current official site, as available on 5 August 2026, does not publish either numerical configuration. It describes the project more generally through Bauhaus language, tower forms and lower construction. The safe conclusion is not that one report must be wrong. The design may have evolved, and the reports may count connected volumes differently. The current exact building and floor count remains unpublished in first-party text.

Buyers should not combine the 2024 and 2026 versions. Two 16-storey buildings from one report cannot be joined to a 7-storey building from another to create a new configuration. Ask for the latest approved development plan and the exact version attached to the sale documents.

Current apartment categories

The first-party mix of 2 to 6 room apartments plus penthouses controls the current description. The January 2026 launch report described about 80 apartment types, from studios through 5.5-room apartments and penthouses. Do not assume that every room has exactly 3 metres of finished clear height. Ask the seller to mark lowered areas on the plan and to identify services that may reduce the dimension. If ceiling height is important for furniture, lighting or a design scheme, make it a written comparison field.

Garden and shared spaces

The current official site publishes a private urban garden of about 2.8 dunams. It also presents shared workspaces, a gym, a yoga area and a residents' lounge. These amenities can affect daily use, but they also affect management and maintenance.

Ask which buildings have access, whether commercial users share any routes, how the spaces will be handed over, and which entity will operate them. Request a draft management arrangement or a current budget model if one exists. The current published material did not state future management fees, hours, guest rules or the final operating model.

Pools illustrate why dates matter. The 2024 planning report referred to shared and private pools, and the January 2026 launch report described a pool on a shared level of the lower building. The current official text available on 5 August 2026 did not publish a pool statement. What to request for a specific apartment

A usable apartment offer should identify all of the following in one dated package:

  1. the legal seller and the offer's validity period;

  5. directions of windows and balconies;
  6. full price and payment schedule;

  10. management arrangement and estimated common expenses, if available;
  11. delivery clause and delay mechanism;
  12. rights-registration and payment-security documents.

Without that package, two apartments cannot be compared reliably. A lower total price might reflect a smaller contractual area, different floor, no attached parking or a less favourable payment schedule. A higher room count may still offer less usable space in the places the buyer values.

Plans and remote review

For a remote purchase, request high-resolution plans with a scale and revision date. A screen share is not enough if the buyer cannot retain the version discussed. Mark every representation that matters and ask that it appear in the signed documents. A translated explanation may help understanding, but the controlling contract and attachments must be identified clearly.

Chapter 4

Prices and estimates

No current first-party ZOHI price list was published in the official project material available on 5 August 2026. No current unit-by-unit inventory was published either. A buyer should therefore ask for a dated written offer rather than infer today's price from an older report, a private listing or an unsupported price-per-square-metre model.

The absence of a public price list does not mean that sales conversations are not taking place. Levinstein lists the project as marketed. It means that the public evidence does not identify a current price for a specific apartment. Marketing status and current inventory are different facts.

Mako reported on 28 January 2026 that the launch range was NIS 70,000 to NIS 100,000 per square metre. This is a dated reported launch range, not a current official quote. The same January report described an early-marketing payment structure of 20 percent at signing and the balance at occupancy. That term is also historical. The current official project pages available on 5 August did not publish a live 20/80 campaign. A buyer should not write the old structure into a budget until a current offer and draft contract confirm it.

Historical launch information can still help frame questions. Ask what changed after January, which categories are currently offered, whether any floor or orientation adjustments apply, how the contractual area is defined, and whether the payment schedule changes the total cost. Do not call an old launch range today's starting price.

Price evidence is not interchangeable

Keep four categories separate:

  1. a current first-party project price, which must come from a dated official offer or current project publication;
  2. a private asking price, which belongs to a particular listing and may concern an assignment or resale;

These descriptions refer to connected roles at different dates. They do not create four unrelated equal partners. The clearest current formulation is that the official project site presents Levinstein, Metropolis and Mivne, while explaining the relationship between Metropolis and Allied Real Estate.

The exact contracting seller for a selected apartment must appear in the offer and sale agreement. A buyer should verify that entity's company details, authority, relationship to the project rights and power to receive payments. A group logo or partner list is not a substitute for the legal seller's identity.

Questions about the project parties

Before signing, ask for:

  • the full legal name and registration number of the seller;
  • evidence connecting the seller to the relevant rights;

27 August 2024 planning snapshot

Globes reported on 27 August 2024 that planning lot 110 covered about 4.6 dunams and was associated with Allied, Levinstein and Mivne, 230 homes and Galor Fishbein Architects. It described four buildings: two 16-storey volumes and two 9-storey buildings joined by a common wall. It also reported ground-floor commerce and pools within that planning version.

At that date, the design-and-development plan was described as one stage before a building permit and subject to conditions. That statement is historical. It cannot prove the permit position in August 2026. Lot 110 is a planning designation, not an official postal address.

28 January 2026 launch report

Mako reported that early marketing opened on 28 January 2026. Its product description had changed to two 15-storey towers with 66 apartments each and a 7-storey building above commerce. It described an internal garden of about 3 dunams, while the current official site later published the more precise current wording of about 2.8 dunams.

The report also described a shared level on the lower building with a pool, gym and lookout, around 80 apartment types, a launch price range of NIS 70,000 to NIS 100,000 per square metre, and an early 20 percent signing payment with the balance at occupancy. Every one of these is January 2026 reporting, not a current August offer or final contractual specification.

Mako further reported that site works had begun and gave an expected occupancy forecast for the second half of 2030. A media statement that works had begun does not establish the current stage, scope of work or permit. The 2030 reference is a reported forecast, not a contractual handover date.

5 August 2026 current public position

The official ZOHI site published the 230-apartment product, current 2 to 6 room mix plus penthouses, 3 metre ceiling language, about 2.8 dunams of private garden and the current amenities described earlier. Levinstein placed ZOHI in its marketed category.

The current first-party text did not publish a numerical building configuration, current price list, current inventory, permit statement, construction update, live payment campaign or delivery date. This does not prove that no documents exist. It means that the information must be requested and verified rather than stated publicly as settled.

What changes at each stage

At planning stage, a buyer needs to understand the approved development framework and conditions. At permit stage, the buyer needs the permit number, date and scope. How does the apartment relate to lifts, service areas and the garden? Does the direction suit the household's light and heat preferences?

The published 3 metre ceiling language and shared spaces may be attractive, but they should be checked in the sale specification. An amenity that is rarely used may still carry a management cost. A resident should ask for the expected operating model before valuing the amenity list.
