Apartment Prices in Sde Dov, Tel Aviv: per m², Deals and Comparisons
Sde Dov prices today: the market at a glance
The Sde Dov quarter has quickly become one of the most expensive housing markets in Israel. In a survey of the developers' annual reports published in April 2026, the apartments sold in the quarter up to then, about 1,280 of them, averaged about ₪83,000 per m², and in 2026 most projects sell at about ₪70,000 per m². Sea-facing apartments on high floors fetch far more: in December 2025, three apartments on floors 38, 39 and 43 of a tower in the quarter sold for about ₪107,700 to ₪119,200 per m² of built area, while deals of ₪54,000 to ₪57,000 per m² were recorded in March 2026. A 4-room apartment (a living room and 3 bedrooms, since Israelis count the living room) sold for about ₪9.45 million on average, yet a 2-room apartment, a family home and a seafront luxury apartment are worlds apart. Price per m² in Sde Dov
The price per m² is the key measure for understanding the Sde Dov market, because the quarter is still at relatively early stages of construction and sales. When some apartments sell in presale (bought from the developer at the start of sales, often before the building goes up), some at the permit and construction stages, and some projects benefit from branding, a view, a high floor or a closer link to the sea, the total price of an apartment is not enough on its own. A small apartment can sell at a very high price per m², while a large luxury apartment can show an exceptional total price even when its price per m² is not the highest in the quarter.
The central figure is an average of about ₪83,000 per m² for the apartments sold in the quarter, in a survey of the developers' reports published in April 2026. That is high against Tel Aviv as a whole, where the median deal in the two years to October 2025 stood at ₪52,856 per m², but it does not represent every deal in the same way. The wide range of deals in the same survey, from about ₪60,200 to ₪138,000 per m², shows that the market is not uniform. A regular apartment on a relatively low floor, one on a high floor, one with an open sea view, one in a branded tower, a boutique apartment and one in a compound where sales have only just begun are all different products.
The price gaps come from four main factors: location within the quarter, closeness to and view of the sea, the project's sales stage and the apartment mix. Where a developer is at an early stage and wants to build sales momentum, the opening price may be lower. After a first wave of sales, when demand is proven and the developer has more certainty, the price can rise. A clear example is one project in the quarter where the average rose from about ₪64,700 per m² in the first quarter of 2026 to about ₪81,600 per m² in the eight deals that followed.
Beside the averages, there are the companies' own valuations: in June 2026 one developer in the quarter valued the unsold apartments in its project at about ₪73,200 per m², VAT included, below its 2025 deals average of about ₪82,500. A gap like this between early estimates and marketing prices or actual deals is not unusual in a large, long-running project. A company's valuation can rest on the stage at which it bought the land, on early planning or on internal financial assumptions, while actual market prices reflect what buyers are willing to commit to today. In a quarter like Sde Dov, where land is scarce, the location is strong and the expectation of future occupancy is significant, the gap between an early estimate and a sale price can be wide.
| Price measure | Market figure | What it means for the buyer |
|---|---|---|
| Average of apartments sold in the quarter, April 2026 survey | About ₪83,000 per m² | A key reference point for checking a price offer in a project |
| Most projects in 2026 | About ₪70,000 per m² in most projects; list prices of ₪75,000 to ₪85,000 before financing benefits | The gap reflects the sales stage, location, floor, view and apartment mix |
| Floors 38 to 43 in a tower facing the sea | About ₪107,700 to ₪119,200 per m² of built area (December 2025) | A clear view premium over inner or lower apartments |
| Selected apartments in one project, per the developer | ₪90,000 to ₪100,000 per m² (December 2025) | An anchor price for premium apartments, not necessarily record deals |
| The cheapest deals published | ₪54,000 to ₪57,000 per m² (March 2026) | Proof that the market is not uniform; check every offer by location and terms |
| A developer's valuation of unsold apartments | About ₪73,200 per m², VAT included (June 2026) | An estimate, not necessarily the final deal price for the buyer |
| 4-room apartment, quarter average | About ₪9.45 million (April 2026 survey) | Reflects a broader market apartment, not only exceptional luxury units |
Why prices differ inside the quarter
The most common mistake when looking at Sde Dov is to treat the whole quarter as a single product. In practice it is a new market made up of several sub-markets. Every apartment shares the planning brand of Sde Dov and the closeness to the beach, but not every apartment enjoys the same advantages. A low-floor apartment facing an inner street is nothing like a high one with an open western front. A small presale apartment is nothing like a spacious 5-room apartment or a penthouse. And a project that has already proven demand is not priced like one at the start of sales.
Size is another factor. In luxury markets, small apartments can show a high price per m² because their total price is still within reach of a wider audience. A 2-room apartment, sold in 2026 for about ₪2.8 to ₪3.7 million, can appeal to an investor, a buyer living abroad, a young couple with substantial equity or a buyer looking for a foothold in the quarter. A 5-room apartment, by contrast, sold in 2026 for about ₪7.2 to ₪7.7 million and listed at up to ₪11.95 million on one project's price list, speaks to a completely different audience, with a different sensitivity to financing, purchase tax, running costs and the payment schedule.
The project's stage matters too. In presale, the buyer comes in earlier, sometimes before the quarter looks on the ground as it will after occupancy. So the early price should reflect part of the uncertainty: the delivery date, the pace of development around the site, construction disruption, changes in the index, financing costs and market risk. As the project advances, the uncertainty falls, but the price may rise. The later buyer pays more for greater certainty.
Prices by apartment size
Price by number of rooms is the most practical measure for private buyers. Most buyers do not start with an abstract question about the price per m², but with a direct one: how much does a 2-, 3-, 4- or 5-room apartment cost in Sde Dov? The figures available point to a sharp jump between small apartments and family apartments, and especially between 4-room and 5-room apartments.
In the survey of the developers' reports published in April 2026, an average by room count was published only for 4-room apartments: about ₪9.45 million. For the other sizes, the table shows the deals and price lists that have been published, each with its date, without inventing an average that was never published.
| Apartment type | What was published | Price | Price per m² | Date |
|---|---|---|---|---|
| 2 rooms | Recent deals in one project in the Eshkol compound | ₪2.8 to ₪3.1 million | Not published | May 2026 |
| 2 rooms | 54 m², floor 9, a deal | ₪3.665 million | About ₪67,900 | 2026 |
| 3 rooms | 82 to 83 m², recent deals in the same Eshkol project | ₪4.6 to ₪4.8 million | Not published | May 2026 |
| 4 rooms | Average of the apartments sold in the quarter | About ₪9.45 million | Not published | April 2026 survey |
| 4 to 5 rooms | 104 to 126 m², floors 10 to 13, four deals | ₪6.49 to ₪7.73 million | ₪61,300 to ₪62,800 | 2026 |
| 5 rooms | 132 m², floor 9, two deals | ₪7.16 to ₪7.57 million | ₪54,200 to ₪57,300 | March 2026 |
| 5 rooms | 139.7 m², floor 18, one project's price list | ₪11.954 million | About ₪85,600 | October 2025 |
The gap between 3 and 4 rooms is more than one extra room. It marks the move from an apartment that can suit a couple, a small family, an investor or a buyer living abroad to a full family home. At 4 rooms, the average price of about ₪9.45 million already places the buyer firmly in Tel Aviv's luxury bracket. At 5 rooms, where published deals and price lists range from about ₪7.2 to about ₪12 million, a wider check is needed: equity, cash flow, purchase tax, index linkage, future management fees and the ability to carry the running costs.
A 2-room apartment in Sde Dov is not necessarily cheap by Tel Aviv standards, but it can be the least expensive way into the quarter. In one Eshkol project, 2-room apartments sold in 2026 for about ₪2.8 to ₪3.1 million, and in its early sales for ₪2.4 to ₪2.7 million. Here too, avoid conclusions that are too broad: a very small deal does not necessarily reflect family-apartment prices, but it marks the entry floor of the market. At the other end, the largest deal published in the quarter, an apartment of about 390 m² with a balcony of about 200 m² on floor 38 of a tower in the Centre compound, sold in December 2025 for more than ₪42 million, stands for a completely different end of the market.
Prices by compound
The Sde Dov quarter is planned for about 16,000 apartments in three compounds: Eshkol, the Centre and the North. By April 2026, about 1,280 of them had been sold. In price terms, the division into compounds is not only a planning matter. It affects how the location feels, the closeness to the sea, the stage of development, future supply, building types and the apartment mix. Even so, do not read any compound as if it had a single price: within the same compound there can be a large gap between one building and the next.
Most of the quarter's projects on sale today are in the Eshkol compound, and its prices vary: in the 2025 reports, the project averages there ranged from about ₪63,400 to about ₪82,600 per m², VAT included. In the Centre, Hagag Group's FIRST shows strong demand: by July 2025, about 94 apartments plus 8 more had been marketed there for about ₪853 million, an average of about ₪8.4 million per apartment, and its average per m² in 2025 was about ₪75,500. A figure like that is more than a sales number; it sets a market anchor for pricing similar apartments in the future.
The Centre is expected to matter for retail, services, urban traffic and its position at the heart of the quarter. On price, expect it to be strongly shaped by the balance between easy access and urban bustle. A central apartment can enjoy closeness to services, but one in the very same area may be more exposed to noise, traffic, a commercial frontage or density. So when buying in the Centre, the question is not only the price per m² but what you get for it: the frontage, the floor, the distance from main roads, the orientation and the parking.
The North is expected to benefit from being seen as close to the beach and the park, and in Tel Aviv's luxury market that carries clear value. Still, there is no single price there either. An apartment closer to the sea can approach premium ranges, while an inner or low apartment may sit closer to general market levels. For a buyer, the right comparison is not between compound names, but between two specific apartments: area, floor, orientation, view, specification, payment schedule and delivery date.
| Compound | Known price figures | Market character | What to check before comparing prices |
|---|---|---|---|
| Eshkol | 2025 project averages: about ₪63,400 to about ₪82,600 per m²; in one project, recent deals at ₪60,000 to ₪62,000 (May 2026) | A very wide price range, including small apartments and exceptional luxury units | Whether the price reflects a regular apartment, a premium apartment, a penthouse or a rare product |
| The Centre | No separate average published for the compound alone | Demand potential from its place at the heart of the quarter, alongside sensitivity to density and active frontages | Closeness to shops, traffic routes, public institutions, parking and orientation |
| The North | No separate average published for the compound alone | Premium potential for apartments closer to the beach, the park and open views | The real distance from the sea, future view blockages, building height and floor |
The sea-view and front-line premium
The sea is one of the main price drivers in Sde Dov. In Tel Aviv's luxury market, a sea view is not just an aesthetic extra; it is a priced asset. An apartment with an open western front, a high floor and a view that is not expected to be blocked is priced differently from a similar apartment facing inward. When one developer in the quarter said in December 2025 that selected apartments had sold at ₪90,000 to ₪100,000 per m², and in the same month apartments on floors 38 to 43 of a tower facing the sea sold for about ₪107,700 to ₪119,200 per m² of built area, it was clear that the market already prices the sea as a component of its own.
The sea premium is not uniform. It depends on whether the view is full, partial, to the side or only potential. The term "front line" also needs a careful check: the front line on a marketing map is not always the experience from the balcony or the living-room window. If future lots, planned buildings, public spaces, hotels or other towers stand between the apartment and the sea, the buyer needs to understand the view today and the view expected once the quarter is complete.
| Type of property or feature | Known range or price | Economic meaning |
|---|---|---|
| A regular market apartment in presale | About ₪70,000 per m² in most projects; list prices of ₪75,000 to ₪85,000 before financing benefits | A wide range covering regular and premium apartments |
| Selected apartments, per a developer in the quarter | ₪90,000 to ₪100,000 per m² (December 2025) | Above the general average, reflecting a view premium |
| Floors 38 to 43 in a tower facing the sea | About ₪107,700 to ₪119,200 per m² of built area (December 2025) | Above the common level in the quarter |
| The cheapest deals published in 2026 | ₪54,000 to ₪57,000 per m² (March 2026) | Shows that not every product in the quarter is priced at the premium level |
For a buyer, the view should be checked in the documents, not only in the rendering. Check the town plan, the neighboring lots, future building rights, planned building heights, frontages, the distance from the sea and the apartment's orientation. In a luxury apartment where the premium can run to millions of shekels, even a small change in what blocks the view can affect future market value. So when you compare an apartment at the quarter's average price, about ₪83,000 per m², with one at ₪90,000 or ₪100,000 per m², the question is not only how much more you pay, but whether the premium rests on an advantage that is hard to replicate.
Record deals and entry-level deals
The deals at the two extremes of Sde Dov tell an important story about how the market is built. On one side, 2-room apartments sold in 2026 for about ₪2.8 to ₪3.1 million, and a 1-room apartment (a studio) of 32 m² on floor 4 of one of the towers sold back in July 2023 for ₪3.1 million. On the other, an apartment of about 390 m² with a balcony of about 200 m² on floor 38 of a tower in the Centre compound sold in December 2025 for more than ₪42 million, the largest deal published in the quarter, which places Sde Dov among the most expensive luxury markets in Tel Aviv. Both ends belong to the same quarter, but they do not reflect the same reason for buying.
The small apartment marks the entry floor. It can suit a buyer looking for a small investment property, an apartment for someone living abroad, a specific housing need or a future foothold in a rare location. The total price is relatively low for Sde Dov, but the price per m² can be high. In small apartments, the relationship between area, price and liquidity is very different from large ones. Demand can be broad, but the future supply of small apartments also affects the return and the ability to sell.
The record deal shows the luxury edge. An apartment of about 390 m² at more than ₪42 million is not a regular market product. It speaks to a narrow audience, and often the main considerations are not the price per m² but privacy, exceptional space, layout, floor, view, parking, storage, the service package and the brand. A deal like this can lift the image of the quarter, but it must not be used to value a regular 3- or 4-room apartment.
| Type of deal | Price | Area | What the deal shows |
|---|---|---|---|
| 1-room apartment, floor 4 (July 2023) | ₪3.1 million | 32 m² | A very small apartment: a low total price, a high price per m² |
| 2-room apartment in one Eshkol project (May 2026) | ₪2.8 to ₪3.1 million | Not published | The common entry product in the quarter |
| 4-room apartment, quarter average | About ₪9.45 million | No average area published (April 2026 survey) | A middle measure for the market of regular apartments |
| The largest published deal, floor 38 (December 2025) | More than ₪42 million | About 390 m² and a balcony of about 200 m² | An exceptional luxury market that does not represent deals as a whole |
How Sde Dov compares with Tel Aviv's luxury neighborhoods
Sde Dov does not compete only with new apartments in north Tel Aviv. It competes with the whole city's idea of luxury: established towers, long-standing neighborhoods, high-demand areas, closeness to the sea and premium products. So the right comparison is not only with the city average but also with Park Tzameret and Ramat Aviv. The figures show that Sde Dov is already priced above the overall Tel Aviv average and, for some products, is approaching the luxury ranges of Park Tzameret, mainly in sea-view apartments.
Across Tel Aviv, the median deal in the two years to October 2025 stood at ₪52,856 per m². In Ramat Aviv, recent deals reflect an average of about ₪55,000 per m² (June 2026), and in Ramat Aviv Gimel about ₪51,000 to ₪53,000 per m² (August 2026). Park Tzameret is an established market of luxury towers. Against these, the apartments sold in Sde Dov averaged about ₪83,000 per m² (April 2026 survey), and in 2026 most projects in the quarter sell at about ₪70,000 per m². Our guide to North Tel Aviv covers the neighborhoods around the quarter.
| Area | Price range per m² | Market character | Conclusion for Sde Dov |
|---|---|---|---|
| Sde Dov | Average of the apartments sold about ₪83,000 per m² (April 2026); most projects about ₪70,000 (2026) | A new quarter, a large future supply, a beach and view premium | Above the city average and approaching the luxury markets for some apartments |
| Tel Aviv, city median | ₪52,856 per m² (October 2023 to October 2025) | A broad market that includes established, central and more outlying parts of the city | Sde Dov is significantly more expensive than the city average |
| Ramat Aviv | About ₪55,000 per m² on average (June 2026); Ramat Aviv Gimel about ₪51,000 to ₪53,000 (August 2026) | An established, sought-after neighborhood with a varied range of homes | Sde Dov is higher on average, mainly because the quarter is new and close to the sea |
| Park Tzameret | Depends on the tower and the floor | An established market of luxury towers | Sde Dov's premium apartments compete with a built, well-known tower market |
The comparison with Park Tzameret is especially telling. Park Tzameret is a built, familiar market, with high certainty about the living environment, the quality of the buildings, management fees, the target audience and liquidity. Sde Dov, by contrast, is a market of expectation. The buyer pays today for a quarter still being built, with the potential to become one of the strongest locations in the city. So part of the price in Sde Dov is the price of a future expectation, not only of an existing product.
Presale or near occupancy
In presale the buyer comes in early. The price may be lower than the apartment's price once construction has advanced, but the risk is higher. In Sde Dov, where most projects sell at about ₪70,000 per m² in 2026 and the list price before financing benefits is ₪75,000 to ₪85,000, presale is not necessarily cheap in absolute terms. It is cheap only relative to the developer's expectations and to the possible future price. When the average in one project rose from about ₪64,700 per m² in the first quarter of 2026 to about ₪81,600 per m² in the deals that followed, you can see how a successful sales pace moves the price point.
The economic logic is simple: the developer wants to sell a certain number of apartments early, to prove demand, strengthen its financing, add certainty to the project and set a price anchor. The early buyer can choose from a wider stock and sometimes pays a lower price. In return, that buyer takes on uncertainty: a distant delivery date, an active construction site around the home, index linkage, planning changes the contract permits, and the risk that the wider market changes before occupancy.
At occupancy the picture changes. The buyer can already see the building, the public spaces, the quality of the work, the street, the actual view and the transport. Uncertainty is lower, so the price may be higher. At this stage comparisons also become more precise. If there is a large supply of similar apartments, the price does not always rise in a straight line. The size of the quarter, about 16,000 apartments, creates a large and sought-after market on one hand, and on the other a substantial supply that can affect how fast prices rise.
| Purchase stage | Possible advantage | Main risk | Key check |
|---|---|---|---|
| Early presale | A lower entry price than at later stages | Uncertainty over delivery, the surroundings and the future market price | Payment schedule, guarantees, permit, index linkage and specification |
| After a wave of sales | More certainty about demand for the project | The price may already reflect rising demand | Comparison with earlier deals in the same project |
| Advanced construction | A better understanding of the product | Fewer choices and a higher price | Floor, view, parking, orientation and construction status |
| Close to occupancy | More certainty about the building and the surroundings | The price may be close to full market value | Defects inspection, handover, management fees, common areas and finish quality |
Financing, the payment schedule and bank supervision
An apartment in Sde Dov is not measured by the contract price alone. With prices from a few million shekels to tens of millions, the payment structure can materially change the true economic cost. Buying a 4-room apartment in presale at the quarter's average price, about ₪9.45 million, is not the same as buying a finished one. In presale, payments are spread over the construction period, but they may be linked to the index, tied to contractual dates and require bridging finance.
Bank supervision of a new project (liva'i bank'ai: a bank finances the project and oversees its account) is the buyer's central framework of protection. Check which bank is supervising, which account to pay into, which guarantees you receive and when, what happens if delivery is late, and the conditions for releasing funds. Do not pay significant sums into any account other than the supervision account, and do not settle for verbal promises about security or delivery dates.
The payment schedule also shapes the mortgage. Often part of the price comes from equity at the start and the rest at later stages. At these prices, a small change in the interest rate, the index or a payment date can add up to tens or even hundreds of thousands of shekels. So it is not enough to ask whether the bank approves a mortgage: check how it fits the payment schedule, what happens if the index rises, what renting will cost until handover, and whether you have a cushion in case of delay. | Financing component | What to check | Why it is critical in Sde Dov |
|---|---|---|
| Equity | How much cash is available now and how much depends on selling another property | A 4-room apartment averaging about ₪9.45 million calls for high equity |
| Mortgage | Approval in principle, repayment ratio, interest mix and ability to service the debt | Interest and the index weigh heavily on an expensive deal |
| Payment schedule | Payment dates, index linkage, the final payment and handover | The gap between signing and occupancy can be long |
| Supervision account | The supervising bank's details, payment vouchers and guarantees | Basic protection for buyers' money in a new project |
| Additional costs | Purchase tax, lawyer, upgrades, index linkage, management fees and parking | The final cost is higher than the price in the advertisement |
The legal and tax angle
In Sde Dov, the difference between a good buying decision and a risky one can be as much legal as financial. Prices are high, some deals are made in presale and payment schedules are long. So check the contract before signing, not a registration form, a marketing presentation or a sales representative's promise. A word of advice: any sum paid before a binding contract should be set out in a clear document, with refund terms, dates, the seller's identity and an exact definition of the apartment or of the right to choose one.
Purchase tax (mas rechisha, the Israeli tax on buying property) weighs heavily when the price is high. A sole apartment and an investment are not taxed the same way: a sole apartment has different brackets and sometimes a lower liability. An investor, or a buyer who already owns another apartment and does not meet the sole-apartment conditions, should budget for higher purchase tax. For an apartment at about ₪6.5 to ₪12 million, the range of 4- and 5-room apartments in the published deals and price lists, tax differences can change whether the deal makes sense. See our guide to purchase tax for foreign residents.
The Sale (Apartments) Law and its security requirements are a check you must not skip. Make sure your money is paid through the legal and contractual mechanism, that there is a Sale Law guarantee (it protects payments made before handover) or other suitable security, and that every payment is tied to the apartment and the project. Check also the sale specification, the apartment and balcony areas, parking, storage, orientation, attachments, late delivery and compensation, the index, the option to make changes, future management fees and the management company.
In a luxury project, the legal and commercial specification matters as much as the architectural one. An apartment can look superb in a rendering, but the contract decides what you get. Is the view a commitment or a marketing description? Is the area measured to a clear standard? Is the parking attached, tandem or mechanical? Is the storage room included? May the developer change the common areas? Is there a commitment to timetables? Will special facilities push management fees up? These are financial questions, not only legal ones.
- Check that the price includes VAT, parking, storage and index linkage, or understand exactly what is not included.
- Check purchase tax for your own situation: a sole apartment, a move-up purchase, an investor or a foreign resident.
- Make sure every payment goes to the supervision account or through a proper security mechanism.
- Compare the payment schedule with your actual ability to finance it, not only with a general approval in principle.
- Check the clauses on late delivery, index linkage, specification changes and management fees.
Forecast and future value
The outlook for Sde Dov rests on a mix of scarcity, scale and timing. On one hand, this is one of the last significant land reserves in north Tel Aviv, by the sea, planned as a large residential quarter of about 16,000 apartments. On the other, by April 2026 only about 1,280 of those apartments had been sold, so a large supply is still to come to market. The key question is not whether Sde Dov will be expensive, but how fast prices will rise relative to the number of apartments reaching the market, the pace of occupancy, interest rates, the economy and demand from Israeli households and buyers living abroad.
The March 2025 forecast by the developer Yigal Dimri, that in a decade or two prices in the quarter could reach ₪150,000 per m², is a very optimistic estimate against today's prices. With the apartments sold in the quarter averaging about ₪83,000 per m² in the April 2026 survey, a level of ₪150,000 per m² would mean a dramatic rise. Exceptionally rare apartments, with a full sea view, a high floor and an outstanding specification, may approach very high levels in the future. But it does not follow that every apartment in the quarter will reach the same level.
The right way to judge future value is to separate three markets. The first is small apartments, where the total price is lower and demand can be broader. The second is family apartments, where 4- and 5-room apartments, sold and offered at about ₪6.5 to ₪12 million, will be weighed against alternatives in north Tel Aviv, Ramat Aviv, luxury towers and other areas near the sea. The third is premium apartments, where view apartments, large apartments and penthouses will be priced on rarity rather than on averages.
In the long run, occupancy itself can support prices if the quarter works well: transport, schools, public spaces, neighborhood shops, parks, city maintenance and access to the beach. If occupancy is slow, if construction disruption drags on or if the mortgage market weighs on buyers, the rise may be more moderate and uneven between projects. So a buyer in Sde Dov should weigh both the potential for appreciation and the ability to hold the property over time.
| Future scenario | What may support prices | What may limit prices | Who it matters to most |
|---|---|---|---|
| A moderate rise | Gradual occupancy, steady demand, a quality living environment | A large supply of new apartments at the same time | Buyers of family apartments and move-up buyers |
| A sharp rise in premium apartments | A shortage of true view apartments and high floors | Too wide a gap against existing luxury alternatives | Buyers of view apartments and penthouses, and buyers living abroad |
| A temporary stall | A strong long-term market | Interest rates, the index, construction disruption and slow occupancy | Investors with heavy financing |
| Approaching exceptional luxury levels | A strong quarter brand, the sea, scarcity and a luxury community | Not every apartment shares those features | Buyers looking for a rare asset, not just a regular apartment |
How to read a price offer in Sde Dov
A price offer in Sde Dov should be read like a full financial document. A price of ₪8.4 million per apartment, the average that emerged from FIRST's sales figures to July 2025 (about 94 plus 8 apartments for about ₪853 million), says little on its own. You need to know the apartments' areas, the floors they were sold on, whether they had a view, the payment schedule, whether there was index linkage, what was attached and what stage the project was at when they sold.
When you check a price, start with the price per m², but do not stop there. A low price per m² can hide a weaker apartment in terms of orientation, floor, noise, internal layout or delivery date. A high price per m² can be justified for a rare apartment with an open view, an efficient layout, a high floor and a better location. So a comparison between two apartments in Sde Dov should cover at least ten parameters: total price, price per m², area, floor, orientation, view, balcony, parking, storage, payment schedule, delivery date, specification, index linkage and management fees.
| Parameter | Question for the buyer | Effect on price |
|---|---|---|
| Price per m² | Is the price close to the common 2026 level of about ₪70,000 per m², to the average of about ₪83,000, or well beyond them? | Measures the price against the quarter's market |
| View | Is the sea view full, partial, to the side or only future? | Can justify going beyond ₪90,000 per m² |
| Sales stage | Is it presale, after a wave of sales or close to occupancy? | Affects the price, the risk and which apartments are available |
| Payment schedule | Do the payments match your ability to finance them? | Affects the true cost of the deal |
| Purchase tax | Is the buyer the owner of a sole apartment or an investor? | Can change the value of the deal by hundreds of thousands of shekels and more |
| Specification and attachments | Are parking, storage, a balcony and upgrades included? | Small gaps in the contract create large gaps in value |
What the prices mean for investors
For an investor, Sde Dov is not a simple yield market. A high entry price makes a high running yield hard to achieve, especially when purchase tax, financing, management fees and future maintenance are significant. An investment in Sde Dov rests mainly on expected appreciation, the scarcity of the location and future demand for luxury rentals or quality homes by the sea. So separate the monthly yield from the future capital gain.
In a small apartment, such as a 2-room apartment sold in 2026 for about ₪2.8 to ₪3.7 million, the investment can be more liquid, thanks to a total price that is relatively low for the quarter. In 4- and 5-room apartments, the investment needs more capital, and the buyer competes with families and move-up buyers. In premium and sea-view apartments, the investment becomes more strategic: less running yield, more of a bet on rarity, rising value and a luxury audience.
A foreign investor needs further checks: tax in Israel and in the country of residence, managing the property remotely, a bank account, transferring funds, identity documents, a power of attorney, managing the rental, maintenance and reporting. Sde Dov may interest an international audience because it combines Tel Aviv, the sea, a new quarter and premium apartments, but buying from a distance calls for a more careful document check, not a lighter one.
Frequently asked questions
How much does an apartment in Sde Dov cost?
A 4-room apartment in the quarter sold for about ₪9.45 million on average, in a survey of the developers' reports published in April 2026, and the average price was about ₪83,000 per m². In the deals published in 2026, 2-room apartments sold for about ₪2.8 to ₪3.7 million, 3-room apartments of 82 to 83 m² for about ₪4.6 to ₪4.8 million, and 5-room apartments of 126 to 132 m² for about ₪7.2 to ₪7.7 million.
What is the price per m² in Sde Dov?
The apartments sold in the quarter averaged about ₪83,000 per m², in the survey of the developers' reports published in April 2026. In 2026 most projects sell at about ₪70,000 per m², and deals of ₪54,000 to ₪57,000 per m² have also been recorded. Selected apartments reach ₪90,000 to ₪100,000 per m², and in December 2025 apartments on floors 38 to 43 of a tower facing the sea sold for about ₪107,700 to ₪119,200 per m² of built area.
Is Sde Dov more expensive than Ramat Aviv?
Yes, on average: recent deals in Ramat Aviv average about ₪55,000 per m² (June 2026), while the apartments sold in Sde Dov averaged about ₪83,000 per m² (April 2026 survey), and most projects in the quarter sell at about ₪70,000 per m² in 2026. Sde Dov is more expensive mainly in new apartments, view apartments and premium apartments.
Is it worth buying in presale?
Presale can give you a lower entry price and a better choice of apartment, but it carries higher risk: a distant delivery date, a construction environment, index linkage, uncertainty about when the quarter will fill up and changes in the market. Weigh the discount against the risk, rather than looking only at the price per m².
What should you check legally before signing?
Check the sale contract, the specification, the Sale Law guarantees, the supervision account, the payment schedule, index linkage, late delivery, parking, storage, the apartment's area, future management fees and purchase tax. In expensive apartments, every small clause can turn into a significant sum. From abroad, a lawyer holding your power of attorney can run these checks for you.
Can prices reach ₪150,000 per m²?
Possibly, mainly for exceptionally rare apartments: one developer in the quarter estimated in March 2025 that in a decade or two prices could reach ₪150,000 per m², a scenario that fits apartments with a sea view, a high floor and a strong location. It does not follow that every regular apartment in the quarter will reach such a price.
Buying in Sde Dov from abroad
Sde Dov is expected to draw buyers living abroad and foreign investors too, thanks to its mix of Tel Aviv, the sea, a new quarter, premium apartments and broad urban planning. For a non-resident, the price per m² is only a starting point. Check tax, transferring funds, financing, a power of attorney, property management, renting, management fees, purchase tax and reporting in your country of residence; owning an apartment does not give residency in Israel. The more expensive the deal, the more a legal and tax review before you commit matters.
