Public evidence connects the complex with Nissim Aloni 19 and Nissim Aloni 21. A 2023 Tel Aviv municipal planning document calls the building at Nissim Aloni 19 YOO 2. Other secondary references do not map both YOO tower numbers to numbers 19 and 21 consistently enough to treat the full mapping as settled.

The safe buying method is simple. Use the address and building identifier in the current rights record, approved plan, municipal file, management account and sale contract. Do not rely only on the phrase YOO 1 or YOO 2 in an advertisement. A tower nickname can be familiar in the market while the legal identity uses a different set of references.

Exact map coordinates are omitted because no authoritative coordinate record was verified for publication. A number should not be guessed from a secondary map. The address and parcel references are more useful for due diligence until an authoritative map point is established.

Roads, arrival and daily movement

Test the complete route, not just the drive past the towers. Arrive by the transport modes you expect to use. Observe entry from Nissim Aloni, vehicle queuing, guest access, deliveries, bicycle storage and the journey from an underground parking level to the apartment. These planning references help establish the historical project identity. They do not replace a current extract or rights record for a resale apartment. A buyer's lawyer and other advisers should match the exact home to the relevant current parcel, subunit, plan and contract documentation.

Why the floor counts differ

The original public-company filing described towers of 41 and 37 floors above ground. Alum Eshet's professional project record uses 35 and 39 floors. A 2023 municipal planning document describes the building identified there as YOO 2 at Nissim Aloni 19 as a 40-floor building with 126 existing dwelling units.

These figures should not be averaged or silently replaced by one round number. Sources can count entrance, technical, roof and mechanical levels differently. They can also use a project, supplier, planning or market convention. The primary filing remains the clearest source for the original two-tower specification, while the municipal record is relevant to one identified building and planning matter.

For a purchase, the exact apartment must be located across the current documents. Ask what floor appears in the rights record, approved plan, lift system, municipal material, management account and sale contract. If the seller calls the home a high-floor apartment, verify its real position rather than pricing the label.

Up to 297 apartments was an original maximum

The public-company report described an original project of up to 297 apartments. That is not the same as an exact current registered total. The reviewed public evidence does not establish any different round number as a settled current count.

The 2023 municipal document provides a useful warning against simple totals. For the building it calls YOO 2 at Nissim Aloni 19, it describes 126 existing dwelling units. It also concerns a planning matter involving upper floors and a unit combination or change. The document does not provide a complete current register for both towers.

Apartment combinations, divisions or planning changes can make original, marketed, approved and registered counts diverge. The only safe answer for a current transaction is to identify the home being sold and review the current building and rights records. The original maximum does not prove availability.

Circular facades and documented materials

The original filing describes granite, aluminum and glass on the exterior. Alum Eshet records a facade scope of approximately 25,000 square metres of curtain walls and windows, including circular profiles, glass, tilt-and-turn windows and sliding terrace doors. That 25,000-square-metre figure concerns the facade participant's documented scope. It is not the total built area of the project or a measure of saleable apartment space.

The building envelope is now an operating system that needs inspection and maintenance. Check the windows and doors of the exact unit for movement, seals, condensation, drafts, corrosion, water marks and noise. Ask who maintains elements that sit between private and common responsibility. A historical material specification is not a current warranty.

Circular geometry can shape rooms and views. It can also create curved perimeter conditions, changing furniture placement, wall lengths and window angles. Measure where essential furniture will sit. Review the net usable plan rather than assuming that a large published area produces an efficient layout.

Flexible layouts and the four design directions

Flexible interior planning was part of the original concept, supported by a living-space approach with fewer internal columns. The original material named four interior design directions: Classic, Nature, Culture and Minimal. These names belong to the initial branded concept.

A resale apartment may preserve one of those directions, may have been substantially renovated, or may combine elements from different periods. Do not describe a current interior as an original Philippe Starck apartment merely because it stands in YOO Towers. Ask for old plans, renovation records, invoices, approvals and dated photographs where provenance affects the price.

Design authorship also needs careful wording. The official portfolio uses YOO Inspired by Starck. That supports the collaboration and brand association. It does not establish that Philippe Starck personally designed every room, selected every later fitting or approved every alteration in every apartment.

Room count and area for an international buyer

An Israeli listing's room count should not be converted automatically into a bedroom count used in another country. The reported 2023 transaction concerned a 3.5-room apartment. That does not mean 3.5 bedrooms. Ask the seller to identify the living room, full bedrooms, half room or smaller space, kitchen arrangement, bathrooms, storage and balconies on the approved plan.

Area also needs a denominator. A listing may display one number while the rights record, approved plan, municipal account, appraisal or physical measurement uses another. Determine whether each figure includes walls, balconies, common shares, storage or another component. Do not calculate price per square metre until the price and area definitions are written beside each other.

Measure function as well as area. Check bedroom dimensions, circulation, storage, kitchen work surfaces, dining space, home-office options and accessibility. A relocation buyer should test whether existing furniture fits. An investor should test whether the layout matches the intended long-term tenant without assuming a guaranteed rent.

Parking and storage

Three underground parking levels are documented at project level. That fact does not give every apartment a fixed number of spaces. A 2023 reported transaction included three underground parking spaces and storage for that specific home. Those rights cannot be transferred to another apartment by analogy.

For the offered unit, obtain the legal or contractual basis of every parking and storage claim. Record identifiers and inspect the spaces. Check access, dimensions, turning radius, charging arrangements if relevant, lift route, security and practical usability. A parking space can have value and still be awkward for the buyer's vehicle.

Storage deserves the same care. Confirm its identifier, location, dimensions, ventilation and physical condition. Decide whether it is a registered attachment, a contractual allocation or another form of use. The sale contract should describe exactly what is transferred.

Original facilities and current operation

The original common-area program included a spa, swimming pool, gym or club, multipurpose room, mail room, storage areas and rooms for strollers and bicycles. Ask the current management for the facilities list, operating hours, closure history, guest rules, staffing, maintenance schedule and cost allocation. No reliable current management-fee schedule was found. Request the latest invoice for the apartment, the allocation method, annual budget, arrears position, reserve information, meeting records and any planned special expenditure. In a complex with facades, lifts, parking systems, water systems, security and leisure facilities, ongoing costs are part of the purchase decision.

Alterations and the apartment as built

A February 2026 Globes report concerned a dispute involving one apartment at Nissim Aloni 21. It reported allegations, responses and an expert opinion about alteration work, including an issue associated with a protective wall near a safe room. It should not be treated as a final judicial finding or as evidence of a complex-wide defect.

Its practical lesson is narrower. Compare the apartment as built with the approved plan and available permits. Ask who performed later work and whether structural, fire, protected-space, plumbing, electrical, facade or common-property elements were affected. If a wall moved, a room was combined, a balcony was enclosed or services were rerouted, the visual result does not prove approval.

Commission a technical inspection for the exact apartment. The inspector should state what was accessible, what was tested and what remains outside the inspection. Where planning or structural questions arise, use the appropriate qualified professional. A broker's video is useful for initial screening and is not a substitute for this work.

What to test during a physical visit

Walk slowly. Test windows, sliding doors, shading, plumbing fixtures, water pressure, drainage, electricity, air conditioning and ventilation. The official YOO portfolio marks the original project Sold. That is not a current private-resale price statement. No authoritative public source was found that publishes a complete current inventory, a current project-wide asking-price range or a defensible current average price per square metre.

Individual listings can appear and disappear. The same apartment may be advertised by more than one broker, at different times or with different descriptions. A visible asking price must be tied to an identified unit and date. It is not a completed sale and it does not become the price of YOO Tel Aviv as a whole.

The correct first question is: what exactly is included in this apartment's asking price? Globes reported a completed transaction published on 3 June 2023 at Nissim Aloni 21. The report described a 3.5-room apartment of 123 square metres on floor 12 of 37, sold for NIS 6.65 million. It also reported three underground parking spaces and storage for that apartment.

How to build a useful comparable set

Start with completed transactions that can be matched to the correct address and apartment as closely as the records allow. The government real-estate information database supports searches by address, block and parcel, neighborhood, text and map. Its records still need interpretation. The design description should remain precise. YOO Inspired by Starck names a branded collaboration associated with Philippe Starck. It does not mean that Starck personally designed the current interior of every resale apartment. Alterations and later renovations must be reviewed on their own evidence.

Alum Eshet's project record names Moore Yaski Sivan as project architect and records Philippe Starck, Habas Group and U. Dori among the project participants. That professional record is also the source for the documented facade scope. The Habas liquidation context

A 2023 Ministry of Justice insolvency report describes the Habas group as being handled wholly in liquidation. Habas is therefore identified as the historical developer, not as an active sales office for current YOO resales.

The group-level liquidation statement does not itself prove a defect in the title, condition or liabilities of a privately owned apartment. The current rights of the exact home must be checked in the applicable current record. The present seller's identity and authority must be verified independently of the historic developer story.

Who answers each current question

The current seller should support the right being sold, the unit identity, occupancy, inclusions and possession terms. Building management should supply current charges, rules, budgets, arrears information and facility operation. There is no need to invent one universal handover day for every apartment.

The official YOO portfolio now marks the project Sold. The towers operate as an existing residential complex. A buyer in 2026 is not underwriting construction completion. The buyer is underwriting the apartment, seller, title, building operations and resale contract.

Build a schedule for legal checks, banking, possession, furnishing and the household's move. A completed tower does not guarantee that a specific home is ready on the buyer's date.

Relocation also magnifies the need to understand room conventions. Ask for actual bedroom dimensions, storage, kitchen function, work space and access. A room count written for the Israeli market may not match expectations formed in another country.

An own-use buyer in Tel Aviv

An own-use buyer may value the tower setting, known design identity and ability to inspect a mature building. The decision should still begin inside the apartment. Test the plan, privacy, window condition, mechanical noise, parking route and monthly cost.

Visit the surroundings during the hours that matter. Park Tzameret is a high-rise district near major road corridors, not a quiet coastal lane. Some buyers will value that urban connection. Others will decide that traffic exposure, tower management or the daily route does not suit them.

A second-home or pied-a-terre buyer

A second-home buyer needs an operating plan for periods of absence. Ask what building staff may and may not do inside a private apartment. Confirm emergency access, leak response, deliveries, contractor access, insurance expectations and the handling of utilities and mail.

A managed tower does not automatically include private apartment management. If a separate service is needed, obtain its scope and cost. Inspect systems before each long absence and decide who will respond if management reports a problem.

A buyer planning for family use

Family suitability is not proved by a large area or a pool. It comes from the exact plan, privacy, storage, bedroom separation, bathrooms, lift route, parking, outdoor access and the household's daily destinations. Measure the rooms and walk the real school, childcare or service routes.

The municipal education update is useful context but not an admission promise. Confirm the current catchment and requirements for the particular household. Do not assume language support or eligibility from the project's location.

An investor may consider YOO Tel Aviv as a completed branded-tower asset. The analysis must begin with the purchase price of a real unit, verified rent evidence, current management costs, vacancy, maintenance, tax, financing, currency and exit costs.

The target tenant and future buyer depend on layout and total price. A highly individual renovation can narrow the market. A large unit can require a tenant with a substantial budget. A smaller apartment may have a different cost and demand profile. No project-wide yield or resale period was verified.
