The dossier verifies two residential towers, 668 apartments, a commercial complex, underground parking, a planned completion of 2027 according to the company reports, and public price data only, with no public developer price list.

DUO Tel Aviv is built around a clear urban promise: new housing in a very central Tel Aviv location, inside a compound that connects living, commerce, services, public spaces and existing and planned transport infrastructure. This is not a marginal project in a distant developing neighborhood, but a project located inside a familiar urban street grid, between Arlozorov, Ibn Gvirol and Ben Saruk, near Kikar Hamedina, Basel, Dizengoff, Sarona, cultural institutions and main access routes. The right reading of the project therefore does not start only with the apartment, but with the whole compound, the location, the interface with the street, and the question of what kind of urban life it offers the buyer.

The dossier collected for the project found many sources, some official and some secondary. The official sources include the DUO Tel Aviv site, Africa Israel Residences reports, Tel Aviv-Yafo Municipality licensing documents, and information from Yashar Architects and Electra Building. Alongside them, Madlan, Globes, Calcalist, Ynet/CTech, Bizportal, transport, education and health sources, and secondary sources on nearby planning were reviewed. Where a contradiction exists, the article presents it openly. Where no official information was found, such as a developer price list, typical floor plans, a sales office address, or parking and storage allocation per apartment, the information is not invented.

The article is intended for a buyer who wants to understand the project before speaking with a sales office or a broker: what is verified, what is still missing, which numbers are company report figures, which are market reports, and what checks should be carried out before signing. The project is large, upscale and central, but precisely for that reason a careful reading of the sources is required. The number of floors, the completion date, the apartment inventory and the prices appear in different sources on different bases, and are therefore presented here by source and date, and not as one marketing-friendly figure.

Chapter 2

Chapter 2: General overview

DUO Tel Aviv is presented on the official site as "the new icon of Tel Aviv" and as a residential complex at international standards at the meeting of Arlozorov and Ibn Gvirol streets. The English version of the project site uses the phrasing "Tel Aviv's New Residential Icon", together with a description of a residential complex with two towers and a commerce and leisure complex. The project name appears in sources in several variations, including DUO Tel Aviv, DUO Tel Aviv, DUO TEL AVIV, DUO TLV, DUO Sumeil South, and the DUO "Sumeil South" project. For organic search, these are names worth knowing because they reflect how buyers, the press, Madlan and the professional sources refer to the project.

The project is part of the Sumeil South compound. The Africa Israel Residences report describes it at the junction of Ibn Gvirol, Arlozorov and Ben Saruk streets in Tel Aviv, and it includes two residential towers, a commercial complex, parking, and residential and commercial areas. Yashar Architects describe the venture as a Mixed Use project, Residential and Commercial, at 106,000 sqm above ground and another 47,000 sqm below ground. Electra Building presents a scope of 169,000 sqm, a figure that is not identical to the other measurement bases. These differences are not necessarily a material contradiction, because different sources use different bases: primary area, above-ground area, underground area, parking area or total contractor scope.

For the buyer, this means DUO Tel Aviv should be examined as a mixed-use project and not only as a residential building. The apartment is part of a wider system: lobby, pool, gym, residents club, commercial floors, underground parking, active urban streets, planned light rail lines and adjacent public spaces. This is also why questions such as apartment orientation, apartment line, view, relation to the street, proximity to commerce, traffic loads and nearby plans become central purchase questions. No official typical floor plan was found in the dossier, so there is no verified public way to map each apartment line by facade, street or sea direction.

At the level of marketing identity, DUO Tel Aviv is built around a combination of height, location and infrastructure. The data itself, however, requires precision: while the marketing site speaks of 50 stories, the company reports and licensing documents note 54 floors, of which 50 residential floors. There is also a duplication around the completion date: the company report and the Ynet/CTech report note 2027, and the Electra page notes December 2026. Anyone considering a purchase should request in the sale documents the binding contractual date, and not settle for a date that appears on a project page or in an article.

Chapter 3

Chapter 3: Location and accessibility

The most important verified address in the dossier is the municipal address in a licensing document: Arlozorov 85, Arlozorov 87, Ibn Gvirol 112a, Ibn Gvirol 118, Tel Aviv-Yafo. The same record notes Gush 6213 helka 1468, and additional municipal property documents note residential parcels at Gush 6213 helka 1471 and Gush 6213 helka 1472. Madlan shows a different address variant, Arlozorov 83 Tel Aviv-Yafo. Therefore, legal and appraisal work should rely on the extract, permit, sale contract and specification, and not on one marketing address. For a public project page, it is right to present the licensing address and keep the variants for search and matching purposes.

The official site describes the project at the meeting of Arlozorov and Ibn Gvirol, above the quiet Ben Saruk street. The municipal licensing document details the plot boundaries: Arlozorov street to the south, Ibn Gvirol street to the west, the Givat Hamore public open space to the north and Ben Saruk street to the east. This is a material fact for understanding the micro-location. The resident is not only next to one urban axis, but between two central axes and adjacent to a public open space to the north. However, the dossier does not include an official distance measurement in meters to the beach, to HaYarkon Park, to train stations, to educational institutions or to shopping centers, so there are no invented distances here. Instead of unverified numbers, only the connections published in the sources are presented.

In the project surroundings, the official site mentions the beach and Tel Aviv port, HaYarkon Park, Rothschild Boulevard, Dizengoff street, the Sarona compound, Kikar Hamedina, the Basel compound, Milano Square, Azrieli Center, Habima, the Tel Aviv Museum of Art, the Cinematheque, the Cameri and the Israeli Opera. These are not verified distance figures, but a list of hubs the developer links to the project living environment. In real-estate editing the difference matters: it can be said that the project is marketed as part of a central network of hubs in the city, but not to present a walking or driving time without a measurement source.

Public transport is one of the significant subjects in the project. The project site notes proximity to the light rail network and to two light rail lines, with the Green Line passing on Ibn Gvirol and the Purple Line from Arlozorov. The dossier also found a mention of the Arlozorov West station in NTA sources, with a description of a station under the Sumeil compound and Migdal HaMea and an eastern entrance in the Sumeil compound, at the junction of Ibn Gvirol and Arlozorov streets. Since the dossier did not verify a walking distance in meters from the building entrance to the station, there is no distance figure here. The verified fact is that the project is in the urban meeting area referred to by the light rail sources and the developer.

By car, the project also sits on a central axis system. The project site mentions the central train station, Namir road and Ayalon. Again, there are no measured distances or verified travel times in the dossier, so minutes should not be attached to them. On a responsible marketing page it can be written that the location connects to these axes per the project site, but a buyer who needs to know a real travel time in a morning or evening should check it in practice, on the day and hour relevant to them.

The green surroundings of the project include several layers. HaYarkon Park appears on the project site. The Givat Hamore public open space appears in the municipal licensing document to the north of the plot. In addition, the dossier notes a public square and a public open space as part of the project itself, at 0 meters distance because they are part of the venture or adjacent to it. This is not a substitute for a wide park, but it affects the immediate experience of the ground floor and the meeting between the towers and the street.

In terms of commerce, the project differs from an isolated residential project. The DUO Tel Aviv site describes a new commercial complex with flagship stores, cafes, restaurants, a supermarket, design and lifestyle and boutique stores. The company report notes a 3-floor commercial complex. For a resident this is an advantage of daily convenience, but also a subject for checking: operating hours, service entrances, loading and unloading, visitor traffic, maintenance, noise, odors and separation between resident traffic and commercial traffic.

In the health field, the dossier found a Clalit clinic in Migdal HaMea, Ibn Gvirol 124, Tel Aviv-Yafo, and a Clalit Smile clinic at Ibn Gvirol 124, floor 3, Tel Aviv. In addition, the Tel Aviv-Yafo Municipality notes the Tel Aviv Sourasky Medical Center (Ichilov) as a government hospital and the second largest in the State of Israel. The dossier did not publish walking distances from the project to the health hubs, so they are not presented as numbers. The buyer should check in practice pedestrian, transit and car access according to family needs.

The education field in the dossier is partial only. School names in the area were found from Madlan, including Moria Mem-Dalet elementary school at Zeitlin 24, Tel Aviv-Yafo, under state-religious supervision; Aviv elementary school at Natan Axelrod 6, Tel Aviv-Yafo, under state supervision; A. D. Gordon elementary school; Graetz elementary school; the New Rabin high school; and the Ironi Torani Bet Gimel high school at Ibn Gvirol 56 Tel Aviv-Yafo. No verified distances, registration zones or a full kindergarten list were found in the dossier. For a family with children, this is one of the first checks against the municipality and the educational institutions themselves.

Nearby plans are a material part of the picture. The dossier notes Sumeil North and plan TA/MK/2988/B, with plots 122 and 123, a northern project that appears in reports and planning sources. In the public sources there is a description of a 50-floor tower and an 8-floor building in the northern compound, as well as a mention of plan 507-0752204 that changes Sumeil North. Yashar Architects also mention an urban office tower and a 1000 sqm civic space in the northern area. All of these could change view lines, loads and street traffic, but no shading or view-blocking analysis by apartment line was found in the dossier.

Chapter 4

Chapter 4: Architecture and specification

The architecture of DUO Tel Aviv is attributed to Yashar Architects, and the official site also shows interior design by Orly Shrem Architects. The Yashar Architects page describes the project as two residential towers, each 50 floors per that source, with 668 residential units, and locates it at the junction of Ibn Gvirol and Arlozorov. The marketing site presents the towers as part of a complex that includes commerce and leisure. In terms of planning language, this is not just two tall buildings but a complex where the ground floor and the shared base should work together with the street.

The Africa Israel Residences report and the municipality documents add a technical layer: per the report, the project includes two residential towers of 54 floors, of which 50 residential floors, a 3-floor commercial complex and parking of about 47 thousand sqm. Another municipal licensing document describes two residential towers of 54 floors with a shared base, and alongside them two commercial buildings of 8 and 6 floors and 5 basement floors. The gap between the marketing phrasings and the licensing is not necessarily an error, but a difference between marketed residential floors and a total floor count.

In the apartment specification, the project site notes wide sun balconies, curtain walls, green building to an advanced standard and high ceilings. The dossier also mentions premium-level kitchens from the project materials. However, no full sale specification was found, no official facade plans were found, and no finish materials or facade color table was found. There is therefore no basis to declare an envelope color, stone type, glass type, balcony width or facade rhythm beyond what was published.

The dossier did not find an official height in meters for the building. Secondary sources were found that mention 194 meters or 200 meters, and a municipal document that speaks of a height above sea level, "a total of 220+ m above sea level". These are not a clean building height figure in meters. Therefore a height in meters is not presented here as a project figure. For a 3D model or a skyline visualization, an official height figure should be obtained from the permit file, architectural plans or an authorized urban model.

In terms of a 3D model and an apartment selection interface, the biggest gap is the absence of an official typical floor plan. The dossier found marketing apartment codes, such as 2D, 3A, 4A, 4C, 4D, 4E, 4F, 5A, 5AP and 5BP, but did not find a source that maps them to a tower, floor, facade, direction, street, sea or view. A secondary broker page shows area examples for certain apartments, but it is not a substitute for an official developer document. Therefore on the project page the apartment codes can be presented as marketing names, not as a full selection system.

Chapter 5

Chapter 5: Facilities and services

The project site details several central resident facilities: a residents club, 24/7 security, an outdoor infinity pool with a toddler pool and an advanced gym. It also notes a lobby about 7 meters high. The dossier notes that the pool is located on the roof of the lobby building and connects between the towers. These are important figures for a buyer trying to understand the service level and the expected maintenance costs, even if the level of management fees was not published in the dossier.

The commercial complex is a material part of the daily services. Per the official site, it should include flagship stores, cafes, restaurants, a supermarket, design and lifestyle and boutique stores. The Africa Israel Residences report describes a 3-floor commercial complex. Such a combination can make the ground floor active and convenient, but it requires a check of operational separation. A buyer in a low apartment or an apartment facing a commercial area should check noise, traffic, odors, operating hours, air conditioning systems, waste rooms, loading and unloading and service routes.

The underground parking is described in several sources, but no allocation policy per apartment was found. Electra notes 5 underground parking floors. A municipal property document notes up to 6 basement parking floors. The company report notes about 47 thousand sqm of parking. There is no official figure in the dossier for the number of parking spaces per apartment, guest parking, charging stations, accessible parking, storage units or attachments. Therefore every buyer must check the attachments appendix, the parking layout, the storage registration and the parking usage terms.

In terms of a protected room (mamad) and accessibility, the dossier does not provide a full official specification. On an active broker page one apartment includes a mamad, and a secondary broker page shows a mamad as an item, but there is no project-wide official declaration in the dossier. Apartment accessibility, adaptations for people with disabilities and passage dimensions were also not verifiably published in the dossier. These are points that must be checked against the sale specification, the building permit and the relevant consultants.

Chapter 6

Chapter 6: Apartment mix

The official marketing mix is broad: the project site in Hebrew notes 2, 3, 4, 5 room apartments and penthouses. The English version notes 1, 2, 3, and 4-bedroom apartments and luxury penthouses. The dossier did not find an official breakdown of the number of apartments of each type, and did not find an official area range by apartment type. Therefore it is not right to present "how many 3-room apartments" or "what is the size of a 5-room apartment" without receiving an official figure from the developer.

The apartment codes published on the English site allow understanding the marketing language but not the building plan. The codes include 2D for a 1-bedroom apartment, 3A for a 2-bedroom apartment, 4A, 4C, 4D and 4E for a 3-bedroom apartment, 4F for a 4-room apartment, 5A for a 4-bedroom apartment, and 5AP and 5BP for a 4-bedroom penthouse. These codes are not mapped in the dossier to a floor, tower, facade or direction, so they should not be presented as "apartment lines" without an official plan.

On a secondary broker page, PanoramaTLV, area examples were found: 2F as a 2-room apartment of 62 sqm plus 12.5 sqm balcony, 3D of 87 sqm plus 10 sqm balcony, 3A of 80 sqm plus 10 sqm balcony, and 4A of 102.5 sqm plus 16.5 sqm balcony. Since this is a secondary source, the data is not presented as a developer specification. It can serve as a hint to the marketing language and to the products presented in the market, but every area must be verified against a signed sale plan.

A sea view appears in the sources more precisely than is usual in marketing. The official site notes balconies with views of the Tel Aviv coastline and the surrounding cityscape, and an active broker page describes one apartment on floor 18, northeast orientation, with sea views. There is no statement in the dossier that the whole project is first line to the sea or that every apartment sees the sea. The correct definition is an inner urban project with certain apartments that were marketed or described with a view of the coastline or the sea. Every buyer should check the view from the specific floor and line, including the effect of Sumeil North and nearby plans.

Chapter 7

Chapter 7: The developer

The verified developer of DUO Tel Aviv is Africa Israel Residences. Yashar Architects note Client Africa-Israel, Madlan notes developer Africa Israel Residences, and the company reports include the project under the name DUO Sumeil South. Electra Building presents the project as "DOU Sumeil South towers" and the client as Africa Israel. Even when there are variations in the name, this is the same central project in the Sumeil South compound.

The dossier presents the project as one of the company prominent activity hubs in Tel Aviv. The company report refers to marketing figures, contracts, inventory, average price per sqm, completion planning and a commercial complex. For a buyer, a public company report is a significant source because it presents numbers in a business format and under control, but there too the basis must be understood: the table notes that the figures relate to the partners share in the project per their rights share of 74.26%. Therefore not every number in the table is necessarily a full figure for the whole project.

Alongside the developer, the central professionals should be known. The architecture is attributed to Yashar Architects, the interior design to Orly Shrem Architects, and Electra Building appears as a contractor on the project on its portfolio page. These sources help understand the project identity, but they are not a substitute for sale documents, a permit, a technical specification or a sale-law guarantee. A serious buyer should request all the updated contractual documents, including the identity of the selling party, the executing party and the guarantees.

Chapter 8

Chapter 8: Project stage and sales

The completion date is not presented uniformly in all sources. The Africa Israel Residences report notes a planned completion of 2027. Ynet/CTech notes that the project is expected to be completed in 2027. In contrast, the Electra Building page notes an expected finish of December 2026. On a consumer page one date should not be chosen while the other is hidden. Both should be presented and the buyer directed to check the binding delivery date in the sale contract and the developer update appendices.

Per the Africa Israel Residences report for 2025, in the table where the figures relate to the partners share in the project per their rights share of 74.26%, 361 contracts were signed by the end of the period, the marketing rate was 61%, and 149 units remained. After the report date and until the report approval date, another 5 contracts were signed. This is a strong source but it is based on a date and on a defined rights basis.

Later market reports present a close but not identical picture. Calcalist reported in 2026 that in the first quarter of 2026, 9 apartments were sold in the DUO TLV project, and that 144 apartments out of 510 remained unsold. Ynet/CTech reported 13 apartments sold in 2025 and about 149 apartments available, roughly 30%. Bizportal reported in August 2024 that about 70% of the DUO project is sold. These are figures from different periods and bases, so they are not presented as live inventory as of the publication day.

The practical conclusion is simple: there is no live developer inventory feed in the dossier. Anyone who wants to know which apartments are available, in which tower, on which floor, in which direction and at what price, should receive an updated inventory table and an official offer document. Past figures are good for understanding the marketing pace and the demand level, not for choosing a specific apartment today.

Chapter 9

Chapter 9: Prices

There is no public developer price list for DUO Tel Aviv in the dossier. Therefore all the prices here are public figures by source and date, and not an official binding price. They should not be presented as a price list, and they should not be compared without understanding whether the figure is before VAT, a total price, an average price per sqm, an average apartment price, a single transaction, apartments sold in a certain period or a market report.

Madlan shows on the project page an average price per sqm of 65k ILS, where the dossier classified the date as 2026-07-04. The Africa Israel Residences report for 2025 shows, in contracts signed in the period, 13 units, an area of 1281 sqm and an average price per sqm of 69.9 thousand ILS before VAT. In the same report, in contracts signed by the end of the period, there appear 361 contracts, an area of 33885 sqm and an average price per sqm of 53.5 thousand ILS before VAT. After the report date and until the report approval date there appear 5 contracts with an average price per sqm of 65 thousand ILS before VAT.

Calcalist reported in 2026, based on the first quarter of 2026, that DUO TLV sold 9 apartments, at an average price per apartment of 10.5 million ILS and an average price per sqm of 76.5 thousand ILS. Globes reported in April 2026 on the purchase of 5 apartments in the project at an average of more than 82,000 NIS per square meter. Bizportal reported in August 2024 that the price in the DUO project in Tel Aviv is 75 thousand ILS, and in April 2024 reported an average price of 76 thousand ILS per sqm and an example of a 4-room apartment at 10 million ILS.

There are also early historical figures that do not necessarily reflect the current price level. Globes reported in October 2021 on 23 apartments in the DUO project in the Sumeil compound whose prices ranged between 3 and 7.5 million ILS per apartment. Calcalist reported in October 2021 on an average price per apartment of 6.5 million ILS and on the sale of 250 apartments out of about 680 apartments. These figures are important for understanding the marketing history, but it is not right to use them as a current price.

The dossier also found an active broker listing for one apartment: Luxury Apartment for Sale in DUO Towers at a price of 12,500,000 NIS, a 4 rooms apartment, floor 18, 176 sqm, of which 156 sqm living and another 20 sqm balcony, northeast orientation, sea views, with 2 parking spaces, completion 2027 and a Mamad. This is a figure for a specific apartment from a brokerage source, not the project price list and not an official price range. It can serve for point comparison only.

The responsible presentation of price on the nad-lan.co.il page should be: there is no public developer price list; there are Madlan figures, company reports, market articles and a specific broker listing; every figure is attached to a date and a basis. A buyer should request an official price offer from the developer or the marketer, check whether the price includes VAT, parking, storage, attachments, upgrades, a construction inputs index, payment terms and management costs, and compare only apartments with a similar area, floor, direction and view.

Chapter 10

Chapter 10: Recommended checks for the buyer

The first check is asset identification. A match between the marketing address and the licensing address should be requested: Arlozorov 85, Arlozorov 87, Ibn Gvirol 112a, Ibn Gvirol 118, Tel Aviv-Yafo. Gush 6213 helka 1468 should be checked per the permit record, as well as the residential parcels Gush 6213 helka 1471 and Gush 6213 helka 1472 per the municipal property documents. If a different address appears in the offer or document, such as Arlozorov 83, it should be understood whether it is a commercial address, a marketing address, a plot address or another address.

The second check is floors, height and apartment location. It should be verified whether the document refers to 50 residential floors, 54 total floors or another marketing term. A height in meters from the dossier should not be relied on, because no official building height was found. For a specific apartment, a floor plan, apartment plan, section, facade plan, apartment line marking, direction, view, balcony, systems, columns, elevator shafts, distance from service rooms, and relation to commerce or public spaces should be requested.

The third check is delivery. Since the dossier presents 2027 per the company report and Ynet/CTech, alongside December 2026 per Electra, only the sale contract should be relied on. A contractual delivery date, a delay compensation mechanism, advance terms, an occupancy permit date, payment terms, indexation to the construction inputs index, a payment schedule and a sale-law guarantee should be checked.

The fourth check is price and price basis. An average price per sqm before VAT in a company report is not identical to a final apartment price for a private buyer. A Madlan price is not a developer price list. A broker price for one apartment is not a project range. A total price, a price per sqm by sale area, a parking and storage breakdown, a changes cost, lawyer costs, attachments, indices, purchase tax and estimated management fees should be demanded.

The fifth check is parking, storage, mamad and accessibility. No official parking or storage policy per apartment was found in the dossier. A mamad appears in a brokerage source for a certain apartment, but not as a general official policy. Layouts, attachments, parking locations, storage size, accessibility from the parking to the elevator, entrances, passage widths and a safety specification should be checked.

The sixth check is the future environment. Sumeil North, plan TA/MK/2988/B, plots 122 and 123, plan 507-0752204, and a future urban office tower that appears in the Yashar Architects description are part of the story. What will be built to the north, what the heights, distances, shading, construction periods, traffic loads and effect on the view will be should be checked. There is no view-blocking analysis by apartment in the dossier, so a general statement should not be relied on.

The seventh check is education and daily services. School names and partial addresses were found in the dossier, but no registration zones, distances or kindergartens. A family should check with the Tel Aviv-Yafo Municipality the updated registration zone, kindergarten availability, after-school programs, religious or state education frameworks, safe walking distances and crossings.

Chapter 11

What is the official address of DUO Tel Aviv?

The municipal licensing document shows the address: Arlozorov 85, Arlozorov 87, Ibn Gvirol 112a, Ibn Gvirol 118, Tel Aviv-Yafo. The dossier also found a variant on Madlan: Arlozorov 83 Tel Aviv-Yafo. Therefore in a transaction the address should be checked against the permit, extract, gush and helka and the sale documents.

What is the gush and helka of the project?

The permit record in the dossier notes Gush 6213 helka 1468. Municipal property documents also note residential parcels Gush 6213 helka 1471 and Gush 6213 helka 1472, as well as municipal parcels related to parking and open spaces. This means the ownership and planning structure is complex, and a full legal check should be carried out.

Is it 50 floors or 54 floors?

Both numbers appear in the sources. The marketing site, Yashar Architects and Electra present 50 floors or 50 stories. The Africa Israel Residences report and municipal licensing documents note 54 floors, of which 50 residential floors. The responsible presentation is 54 total floors, of which 50 are residential floors, subject to the permit and sale documents.

How many apartments are in the project?

The central verified number is 668 apartments, and it appears on Madlan, Yashar Architects, Electra and in the Africa Israel Residences report. The dossier also found secondary sources with 669, 320 or about 680 apartments, but they are not the primary basis. In addition, 510 apartments are defined as apartments for marketing per the company report and market reports.

What apartment types are offered in DUO Tel Aviv?

The project site in Hebrew notes 2, 3, 4, 5 room apartments and penthouses. The English version notes 1, 2, 3, and 4-bedroom apartments and luxury penthouses. No official breakdown of the number of apartments of each type or an official area range for each type was found in the dossier.

Is the project on the sea?

No. The dossier does not present the project as first line to the sea or as a seafront project. The official site mentions views of the Tel Aviv coastline and the surrounding cityscape, and one broker page describes a certain apartment with sea views. Therefore a view should be checked by apartment, floor, direction and line, and it should not be assumed that all apartments see the sea.

Which light rail lines are relevant to the project?

The project site notes the Green Line passing on Ibn Gvirol and the Purple Line from Arlozorov. The dossier also found a mention of the Arlozorov West station in NTA sources, with an eastern entrance in the Sumeil compound at the junction of Ibn Gvirol and Arlozorov. No verified walking distance in meters from the building to the station was found.

What is known about the resident facilities?

The project site notes a residents club, 24/7 security, an outdoor infinity pool with a toddler pool, an advanced gym and a lobby about 7 meters high. The dossier notes that the pool is on the roof of the lobby building and connects between the towers. No management fees or a full operational specification were published in the dossier.

What is the sales status?

Per the Africa Israel Residences report for 2025, in the table per the partners rights share of 74.26%, 361 contracts were signed by the end of the period, the marketing rate was 61%, and 149 units remained. After the report date another 5 contracts were signed. Calcalist reported in 2026 on 144 apartments not yet sold out of 510 and on 9 sales in the first quarter of 2026. There is no live inventory in the dossier.

What is the price in the project?

There is no public developer price list in the dossier. Public price figures include 65k ILS per sqm on Madlan, 69.9 thousand ILS per sqm before VAT in contracts signed in 2025 per the company report, 76.5 thousand ILS per sqm per Calcalist in the first quarter of 2026, and more than 82,000 NIS per square meter in a Globes report on 5 apartments in April 2026. Every figure belongs to its own basis and date.

When is occupancy or completion expected?

The Africa Israel Residences report and Ynet/CTech note 2027. The Electra Building page notes December 2026. Since there is variance in the sources, the buyer should rely on the contractual delivery date only, and not on an article or a portfolio page.

Which nearby plans should be checked?

The dossier notes Sumeil North and plan TA/MK/2988/B, including plots 122 and 123, as well as plan 507-0752204. There are also mentions of an urban office tower and a 1000 sqm civic space in the northern area per Yashar Architects. Effect on view, shade, noise, construction period and traffic should be checked.
