The location
Sarona: the complex, the light rail and the city within walking range
The project sits south of Sarona Market and forms the western edge of the Sarona complex, between the business district along the Ayalon and the residential neighborhoods to the west. The Landmark towers adjoin it to the south.
In a straight line, Habima Square is about 600 m away, the Tel Aviv Museum of Art about 1.1 km, Azrieli Center about 1.2 km and Ichilov hospital about 1.6 km. Charles Clore Park on the seafront is about 2 km in a straight line.
The Red Line has run since August 2023, and exit A of Yehudit station serves the Sarona complex. The Green Line, with stations at Carlebach and Kaplan, is expected to open in 2028, and Tel Aviv HaShalom railway station is linked to Azrieli Center by a footbridge.

Planning
What is planned nearby
Published plans and works, and what they may mean for a buyer or tenant. Based on published reports; not a substitute for a check with the planning authority.
- Sarona Hotel at HaArba'a and Begin
47 floors and 880 rooms per Wikipedia (45 floors and 800 rooms per Project TLV). The hotel lies east of the project, not between it and the sea; expect construction activity on Sarona's east side.
- The Spiral Tower at Azrieli Center
91 floors and 350 m, due in 2027. It changes the eastern skyline, not the sea side.
- Residential floors of the Landmark towers
Sales recorded in 2026 carry a 2027 building year; if work continues, expect construction just south of the project.
- Green Line underground stations at Kaplan and Carlebach
Street works in the area until the expected 2028 opening; afterwards a second light rail line within reach.
- Kindergarten cluster at Arania 14A in Tower B
A family amenity inside the project that may also bring drop-off traffic; the opening date is to be confirmed.

Before you decide
The checks worth making
The questions a careful tenant asks about the unit and the project, and the documents to obtain.
- Which tower is the unit in, is it on floor 20, and does the balcony face south-west or north-west?
- Is the unit offered furnished or unfurnished, and which electrical appliances are included?
- Is the owner still trying to sell the unit (it was advertised for sale in April to June 2026), and how will the tenancy be protected if it is sold?
- The unit has been marketed since January 2026: is there flexibility on the rent or the lease terms?
- What is the monthly building management fee, what does it cover (guard, cleaning, gym), who pays it, and which company manages the building?
- Can you share the latest arnona bill showing the measured area and the zone?
- Is the parking space attached or registered to the unit? Which level is it on, is there EV charging, and where is the storage room and how big is it?
- What securities are required (bank guarantee, deposit, guarantors), in what amount, and when are they returned?
- Who pays the brokerage fee and how much is it? Please confirm in a signed order form.
- Are there open defects in the unit or the common areas since occupancy, and who arranges contractor repairs during the lease, within what time?
- Where is the gym, what are its hours, and is there a fee or registration?
- Is the landlord the purchase group member who holds the rights to the unit, and can they show documents proving it?
- For families: is the kindergarten cluster at Arania 14A open, and which schools are zoned for this address?
- What is the lease length, is there an option to extend, and is the rent linked to the consumer price index?
- The draft lease, including guarantees, indexation and option
- The unit's latest arnona bill
- Confirmation of the landlord's rights in the unit
- A handover record and equipment list
